Assistant Property Manager
B&D Holdings is seeking an experienced and highly motivated Assistant Property Manager for its industrial and outside storage focused business.
Ideal for a professional with 3+ years of experience in lease administration who is looking for growth opportunities within a lean and dynamic firm that is passionate quality, integrity, and driving value creation.
The person who fills this position will report to B&D’s Senior Asset Manager and work directly with B&D’s leasing, construction, asset management and accounting teams.
As Assistant Property Manager, you will support the Senior Asset Manager in overseeing the day-to-day operations of a portfolio of commercial properties. This role involves tenant relations, property maintenance, financial reporting, and administrative tasks. The ideal candidate is detail-oriented, proactive, and has excellent communication skills.
Key Responsibilities:
- Assist the Senior Asset Manager in managing all aspects of property operations, including tenant relations, maintenance, and financial performance.
- Respond to tenant inquiries and requests in a timely and professional manner.
- Coordinate and oversee property maintenance and repairs, ensuring all work is completed to a high standard.
- Conduct regular property inspections to identify and address any issues.
- Assist in the preparation of annual budgets, financial reports, and variance analyses.
- Maintain accurate records of property-related expenses and income.
- Support the leasing team with tenant move-ins and move-outs, including coordinating lease agreements and ensuring compliance with lease terms.
- Assist in the development and implementation of property management policies and procedures.
- Ensure compliance with all local, state, and federal regulations related to property management.
- Provide administrative support, including scheduling meetings, preparing correspondence, and maintaining property files.
Requirements:
- Bachelor's degree in Business Administration, Real Estate, or a related field preferred.
- 2+ years of experience in property management, preferably in a commercial real estate setting.
- Strong organizational and multitasking skills.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Knowledge of local, state, and federal property management regulations.
- Ability to work independently and as part of a team.
- Detail-oriented with strong problem-solving skills.
- Strong computer skills including Outlook, Word, Excel, Adobe. YARDI experience a plus.
- Perform a variety of duties within established time frames, demonstrating flexibility and ability to change from one task to another as circumstances dictate.
- Solid organizational and administrative skills, including performing duties with a high degree of accuracy and timeliness.
- Work independently and identify potentially more effective methods of work operation.
- Effective communication skills (verbal and written), ability to take direction, while working independently and taking the initiative to seek guidance as appropriate
