Job SummaryKeyrenter Hampton Roads is seeking a detail-oriented and proactive Assistant Property Manager to join our operations team. In this role, you'll be the backbone of our property operations, managing the complete lifecycle of our rental propertiesfrom preparing units for showings and move-ins to conducting thorough inspections, coordinating maintenance, and ensuring properties meet our high standards for tenant readiness and compliance. You'll work independently in the field, collaborate with our Property Manager and maintenance teams, and use industry-standard software to document and track all property conditions and work orders. If you're organized, detail-oriented, and ready to make an impact on our properties and tenant experience, we'd love to hear from you.Key ResponsibilitiesShowings & Listing PreparationPrepare properties for showings and ensure they are clean and stagedMaintain lockboxes and attend showings as neededCoordinate photography and upload listing materials to MLS and AppFolioMove-In OperationsConfirm properties are rent-ready before tenant occupancyConduct welcome package walk-throughs with new tenantsDocument move-in conditions and report any issues to the Property ManagerMove-Out & Unit TurnsPerform comprehensive move-out inspections and document findingsAssess maintenance needs and collaborate with the Maintenance CoordinatorVerify completion of all maintenance work and prepare units for the next tenantProperty InspectionsConduct periodic inspections to ensure ongoing maintenance and compliancePerform vacancy checks and identify any property issues or lease violationsDocument all findings using company softwareTenant Support & Maintenance CoordinationProvide on-site support for tenants as neededConduct regular walkthroughs to maintain cleanliness and safety standardsCoordinate with maintenance teams on work orders and urgent issuesDocumentation & ComplianceMaintain accurate logs of field and office suppliesDocument all work using company software systemsEnsure properties comply with local safety and regulatory requirementsCommunication & CollaborationMaintain strong communication with the Property Manager and maintenance teamsAttend meetings and check-ins as neededRequired QualificationsHigh school diploma or equivalent2+ years of property management, fieldwork, or inspection experience (preferred)Valid Virginia driver's license and reliable personal transportationPersonal cellphone for taking inspection photos and documentationStrong organizational and communication skillsAttention to detail and basic construction knowledgeAbility to work independently and manage time efficientlyPhysical capacity to lift 40 lbs., use a ladder, and work outdoors in various weather conditionsMust live locally in the Hampton Roads areaBackground check requiredPreferred QualificationsProficiency with AppFolio property management softwareExperience with Google Suite (Docs, Sheets, Drive)Familiarity with MLS systemsExperience with RentCheck or similar inspection documentation toolsReporting StructureThis position reports directly to the Property Manager.Work ScheduleMonday Friday, 9:00 AM 5:00 PM
