Property Manager — Austin, TX

About the Role
We are seeking an experienced, hands-on Property Manager to oversee daily operations at an 84-unit multifamily community in Austin. The ideal candidate is a self-starter who takes ownership of the asset, drives leasing and retention, manages budgets with discipline, and keeps ownership informed with no surprises. This is a high-accountability role reporting to ownership.
While property management experience is preferred, we are open to training an exceptional candidate who brings a strong background in customer service. Above all, we are looking for a self-starter with extensive people-facing experience and genuine pride of ownership in their work.
Key Responsibilities
Leasing and Occupancy
- Drive occupancy toward and above target through proactive leasing and marketing
- Manage the full leasing funnel from lead to signed lease, tracking conversion metrics
- Oversee renewals and resident retention; minimize turnover and vacancy loss
Financial Management
- Maintain monthly budget thresholds for all operating line items
- Proactively alert ownership before any line-item budget ceiling is approached
- Provide variance explanations for any month a threshold is exceeded
- Review monthly financial statements and support reporting needs
Operations and Maintenance
- Oversee day-to-day property operations, vendor relationships, and service contracts
- Coordinate maintenance, turns, and capital projects on schedule and on budget
- Ensure the property is well-maintained, safe, and compliant with all applicable codes
Resident Relations and Compliance
- Deliver responsive, professional service to residents
- Enforce lease terms and community policies consistently
- Maintain compliance with fair housing and all local, state, and federal regulations
Reporting and Administration
- Maintain accurate records in property management software (AppFolio)
- Provide timely, accurate reporting to ownership
Qualifications
Multifamily property management experience preferred, or equivalent customer service experience
- Strong customer service skills with a resident-first mindset
- Strong working knowledge of leasing, budgeting, and financial reporting
- Proficiency with software (AppFolio preferred)
- Excellent communication, organization, and problem-solving skills
- Knowledge of Texas landlord-tenant law and fair housing requirements
- Texas real estate license a plus, not required
- Valid driver's license and reliable transportation
