Retail Acquisitions Associate / Senior Associate


Position Overview

We are seeking a Retail Acquisitions Associate / Senior Associate to support the sourcing, underwriting, due diligence, and execution of retail real estate investments across the United States. This individual will work directly with senior acquisitions leadership and ownership to evaluate shopping center opportunities, build detailed acquisition and financing models, conduct investment analysis, and support transactions from initial review through closing.


The ideal candidate will possess strong retail real estate experience and advanced financial modeling capabilities, with the ability to independently analyze acquisitions, evaluate risk, and identify key value drivers. This role requires a high level of proficiency in Excel and ARGUS, a thorough understanding of retail lease economics and cash flow modeling, and the ability to translate complex information into actionable investment recommendations.


This position offers significant exposure to ownership and a unique opportunity to play a meaningful role in a growing retail investment platform actively deploying capital nationwide. The successful candidate will be involved in all aspects of the acquisition process, including underwriting, market analysis, due diligence, financing, and transaction execution.


This is a full-time position based in Cherry Creek in Denver, Colorado. The role is primarily in-office given the collaborative nature of acquisitions and transaction execution.


Key Responsibilities

  • Source, evaluate, and underwrite prospective retail acquisitions including grocery-anchored shopping centers, power centers, neighborhood centers, and select value-add retail opportunities
  • Build and maintain detailed Excel and ARGUS cash flow models for acquisitions, financing, hold/sale analyses, and investment scenarios
  • Analyze rent rolls, lease economics, rollover schedules, tenant credit, recoveries, operating expenses, and capital requirements
  • Conduct market and trade area analysis including demographics, traffic counts, competitive positioning, and leasing assumptions
  • Lead and coordinate due diligence processes including review of leases, estoppels, operating statements, service contracts, REAs, title, survey, environmental reports, and physical inspections
  • Prepare investment memorandums, acquisition summaries, financing packages, and presentation materials for internal and external stakeholders
  • Coordinate with brokers, legal counsel, lenders, consultants, and ownership throughout the transaction process
  • Support debt placement efforts and lender underwriting requests
  • Track acquisition pipeline activity and assist with market coverage initiatives
  • Support transaction execution through closing and transition to asset management


Qualifications

  • 2–7 years of commercial real estate experience with a focus on retail acquisitions, underwriting, asset management, or investment sales
  • Experience underwriting multi-tenant retail assets is required
  • Prior experience with retail investment sales, retail acquisitions, or retail asset management is strongly preferred
  • Advanced proficiency in Excel and financial modeling required
  • ARGUS Enterprise experience required
  • Demonstrated experience building and auditing complex acquisition models in Excel and ARGUS with minimal supervision
  • Strong understanding of retail lease structures, CAM recoveries, tenant credit analysis, and rollover risk
  • Ability to independently evaluate acquisition opportunities and clearly communicate key investment risks and opportunities
  • Strong written and verbal communication skills
  • Highly organized with the ability to manage multiple active transactions simultaneously
  • Bachelor's degree in Finance, Real Estate, Economics, or a related field preferred
