Bespoke Homes California is a luxury residential development company producing designer-driven homes in the $3–6M range across the Los Angeles market. We operate as a vertically integrated platform — from acquisition and capital deployment through design, construction, and sale. Our projects are backed by capital through a fund and private capital, and we are scaling into an active pipeline of 20+ homes annually.


We are not a volume builder. Every home we produce is a for-sale product, and the decisions made throughout the development process directly affect how it performs in the market. This role exists to ensure every project is executed on time, on budget, and to a standard that buyers respond to.


The Role

The Senior Development Manager is a senior operational role responsible for managing multiple residential development projects simultaneously from planning through certificate of occupancy. You will oversee budget management, construction coordination, vendor relationships, and team accountability across all active projects.


You will lead two direct reports — a Project Coordinator and an Operations Admin — and report directly to the Principal. This role has real decision-making authority and spending approval within defined thresholds. It is a hands-on leadership position; you will be expected to both manage and execute.


A significant part of this role is serving as the central point of contact between Bespoke Homes and all external project partners — including architects, draftsmen, engineers, permit expeditors, interior designers, GCs, vendors, and suppliers. You are responsible for keeping every discipline aligned, accountable, and moving in the same direction across all active projects simultaneously.


What You Will Own

Project Planning & Budget Management

  • Review and refine project budgets in collaboration with GCs, working from existing templates and historical project data
  • Classify project scope and define budgets by tier in alignment with our development standards
  • Approve project expenditures within your authority threshold; escalate items above that threshold to the Principal
  • Coordinate with our architect and interior designer to ensure design packages are construction-ready and aligned to budget
  • Source and place major orders not covered in the design package — appliances, doors, windows, and specialty items


Construction Oversight & Vendor Management

  • Serve as the owner’s representative across all active projects simultaneously
  • Direct the Project Coordinator on field priorities, trade sequencing, and quality standards
  • Review and negotiate subcontractor bids with a working knowledge of what things cost — protect project margin
  • Conduct pre-drywall and final walkthroughs using established checklists
  • Maintain full awareness of all project timelines, inspection records, and city utility milestones
  • Continuously vet and build relationships with GCs, vendors, and service providers


Permitting & Entitlements

  • Manage the permitting process across all active projects — understand department clearances, supplemental permits, and what each step requires
  • Coordinate with our permit expeditor and architect during plan check to keep projects moving
  • Maintain awareness of entitlement timelines and flag risks early


Project Closeout

  • Own the path to final Certificate of Occupancy on every project
  • Coordinate all final clearances, utility activations, and required documentation
  • Provide the sales team with everything needed to close on time — no surprises, no delays
  • Interface professionally with buyers during escrow as needed — answer questions, speak to the home’s details, and represent the product with confidence


Team Leadership

  • Lead, develop, and hold accountable the Project Coordinator and Operations Admin
  • Conduct regular check-ins to align priorities and clear blockers
  • Contribute to building department systems as project volume scales toward 20+ projects annually
  • This role is structured to grow — as the pipeline expands, you will transition from managing a small team to overseeing multiple Project Managers beneath you


Who You Are

  • 7+ years in residential development or construction management, with 5+ years at the same organization — you have moved through the ranks and understand how projects work at every stage
  • Proven multi-project manager — you hold the full picture across budget, timeline, and quality on several projects at once and take full ownership of outcomes
  • Familiar with the LA permitting process — you understand department clearances, supplemental permits, and how to keep a permit moving
  • Market-aware and buyer-focused — you follow design trends, know what sells at the luxury level, and make decisions through the lens of the buyer
  • Strong communicator and negotiator — direct with your team, professional with external partners, and effective with GCs when protecting margin matters


The Market We Operate In

Bespoke Homes California operates in the spec residential build market on the Westside of Los Angeles, with an active focus on the luxury markets of Mar Vista, Venice, Brentwood, Pacific Palisades, and Santa Monica. We carry real risk on every project, and the way we make money is through precise execution, smart timing, and attention to the details that buyers in these markets actually care about. The person in this role understands that dynamic and brings a sharpness to their decision-making that reflects it.


Compensation & Growth

Starting base salary: $140,000 - $160,000


This role includes a performance bonus structure and project-based upside participation. Details are discussed during the interview process. Our compensation philosophy rewards people who take ownership, protect margin, and help the business grow.


This is a long-term opportunity. As our pipeline scales, this role scales with it — in team size, responsibility, and compensation.
