Position Summary
The Retail Brokerage Analyst is a career-track role designed for someone who wants to build the foundation for a future as a producing retail broker. The position combines hands-on market analysis and deal support with the operational fluency required to run transactions from sourcing business to listing to close. Over time, the right candidate will deepen their market knowledge, build relationships with tenants, developers and owners, and having the opportunity to transition into a full-time broker and producer role on the team.
Day-to-day, the role owns the research and analytics that drive the team's pitches and deals, supports active transactions from documentation through closing, and helps maintain the marketing and listing presence that keeps the team competitive. This is a high-ownership, proactive role — success requires anticipating broker needs, communicating consistently, idea generation and following through without being chased.
Career Path
This role is structured as a developmental position for a future producing broker. Performance, market knowledge, relationship-building, and demonstrated readiness will determine the timing of a transition to a producer role. Along the way, the team will actively invest in the candidate's growth through:
• Direct mentorship from senior retail brokers and the Director of Retail
• Exposure to live deals — tenant tours, client meetings, LOI and lease negotiations
• Support obtaining and maintaining a real estate license
• Sponsorship for ICSC and other industry conferences
• Progressive responsibility on pitches, BOVs, and tenant rep assignments as readiness is demonstrated
Key Responsibilities
Market Research & Deal Analytics (Primary)
• Prepare weekly leasing activity reports for the retail group meeting, including listing hits, website traffic, and prospect activity
• Pull demographics, traffic counts, and Placer.ai data for active and prospective deals
• Conduct sales and lease comp research to support pitches, BOVs, and underwriting
• Build competitive analyses and target tenant lists for current and future developments
• Pull tenant rosters from comparable shopping centers within the MSA
• Source contact information for brokers and tenant representatives
• Pull housing data for deals and clients, particularly for grocery-anchored projects
• Prepare property updates and ownership reports (spreadsheet-based)
Business Development & Deal Support (Producer Track)
• Participate in tenant calls, property tours, and client meetings alongside senior brokers
• Assist in preparing pitch materials, BOVs, and tenant rep proposals
• Support outbound prospecting efforts, including tenant research and contact outreach
• Build familiarity with the retail tenant landscape, active deals in the market, and key broker and tenant rep contacts
• Take on progressively larger components of live deals as readiness is demonstrated
Lead Response & Client Communication
• Provide initial response to inbound leasing inquiries — sending flyers, confirming asking rent, delivery conditions, and timeline
• Manage CoStar and LoopNet leads and ensure consistent, timely follow-up on unresponsive prospects
• Draft routine response emails on behalf of brokers
Transaction Coordination & Marketing Support (Secondary)
• Draft, manage, and track listing agreements and commission agreements
• Process commission billing and invoicing using Excel
• Manage DocuSign workflows; print, edit, mail, and deliver documents as needed
• Coordinate with the marketing team on new and updated property flyers, keeping projects on schedule
• Launch new listings and maintain accurate, up-to-date listings on CoStar, LoopNet, Crexi, and other platforms
• Build and maintain broker contact lists and email distribution lists
• Prepare meeting materials and presentations for tenant and broker meetings
• Occasionally coordinate calendars, schedule Zoom and Teams calls, reserve conference rooms
• 2+ years of experience in analytical and administrative support, transaction coordination, or commercial real estate brokerage; or a four-year degree in real estate or a related field
• Strong Excel proficiency — required for commission billing, ownership reports, and data analysis
• Working familiarity with DocuSign and standard office productivity tools (Microsoft Office, Google Workspace)
• Comfort using generative AI tools such as ChatGPT or Claude to assist with drafting, research, and data summarization
• Comfort using and updating CoStar, LoopNet, Crexi, and Placer.ai (or willingness to learn quickly)
• Excellent written communication and a polished, professional email presence
• Ability to pull and synthesize data from multiple sources with minimal direction
• Strong organizational skills and the ability to track parallel deal timelines without dropping deadlines
• Genuine interest in commercial real estate and a clear ambition to grow into a producing broker role
• Real estate license, or willingness to obtain one within the first year
What Success Looks Like
In the first year:
• Brokers receive same-day or next-business-day responses on documents, agreements, and inbound leads
• Listing agreements, commission agreements, and billing are processed promptly without follow-up reminders
• Weekly retail meetings begin with a complete, up-to-date leasing activity report
• Brokers can hand off research, documents, and marketing coordination with confidence and minimal oversight
Beyond year one:
• Demonstrates increasing market knowledge and is recognized as a contributor in pitches and client conversations
• Builds direct relationships with tenants, tenant reps, and other market participants
• Takes ownership of components of live deals — comp work, BOVs, pitch materials, and eventually tours and prospect conversations
• Positions themselves as a viable candidate for a producing broker role on the team
