Regional Manager – Indianapolis & Louisville

We are seeking an experienced Regional Manager to oversee a portfolio of multifamily communities throughout Indianapolis and Louisville. This role is ideal for a proven leader who excels at building high-performing teams, driving operational results, and creating a culture of accountability and ownership.
Key Responsibilities
Leadership & Team Development
* Recruit, train, develop, and motivate Property Managers and on-site teams to achieve portfolio performance goals.
* Establish clear expectations, performance standards, and accountability measures across all communities.
* Coach and mentor managers through regular property visits, performance reviews, and ongoing professional development.
* Foster a culture of ownership, urgency, collaboration, and resident-focused service.
* Hold team members accountable for operational, financial, leasing, collections, and maintenance performance metrics.
Portfolio Operations
* Lead the operational and financial performance of a multifamily portfolio across Indianapolis and Louisville.
* Partner with Property Managers to achieve occupancy, renewal, collections, resident retention, and expense management goals.
* Ensure company policies, operational procedures, and best practices are consistently executed throughout the portfolio.
* Serve as the primary escalation point for complex operational, resident, and personnel matters.
Financial & Asset Performance
* Own portfolio financial performance, including revenue growth, expense control, delinquency management, budgeting, forecasting, and NOI improvement.
* Analyze property performance metrics and develop action plans to address operational challenges and opportunities.
* Oversee capital improvement projects, vendor relationships, and asset preservation initiatives.
Qualifications
* 3+ years of Regional Manager experience overseeing multifamily communities.
* 5+ years of experience leading and developing teams.
* Demonstrated success improving occupancy, collections, resident retention, and financial performance.
* Strong budgeting, forecasting, and financial analysis skills.
* Experience with Yardi property management software required.
* Strong working knowledge of Fair Housing regulations and multifamily operations.
* Ability to travel throughout the Indianapolis and Louisville markets as needed.
