Position Summary
The Operations Manager will work closely with leadership, property operations, and finance teams to improve efficiency, create consistency, and help our teams succeed.
This role is ideal for someone who loves building systems, solving problems, training others, and making things run better. You'll be a key contributor in helping Wind River grow without sacrificing quality, accountability, or culture.
Roles & Responsibilities
Improve Operations
- Develop and maintain company processes and SOPs
- Identify inefficiencies and implement practical solutions
- Standardize operational practices across the portfolio
- Support company-wide initiatives and process improvements
Support and Develop Teams
- Assist with onboarding and training new team members
- Serve as a resource for operational questions and best practices
- Conduct audits and reviews to ensure processes are followed
- Help create accountability while supporting team success
Measure What Matters
- Track key metrics including occupancy, delinquency, leasing performance, resident retention, and maintenance completion
- Maintain operational scorecards and reporting
- Help leadership monitor company goals and performance
Optimize Systems
- Support and improve AppFolio workflows and processes
- Maintain training materials and operational documentation
- Assist with automation and technology initiatives
Coordinate Projects
- Work with vendors and contractors as needed
- Support special projects and portfolio-wide improvements
- Help ensure operational initiatives are implemented successfully

Qualifications
- AppFolio experience required
- Elise AI experience preferred
- 3+ years of property management, operations, or related experience preferred
- Bachelor's degree preferred
- Experience creating processes and procedures
- Experience training or mentoring team members
- Familiarity with KPI tracking and operational reporting
- Strong organizational and communication skills
Salary: $72,000 annually
