Property Manager

We are seeking an experienced Property Manager to oversee a diverse commercial portfolio, ensuring operational excellence, tenant satisfaction, and financial performance. This role requires a hands-on leader who can balance day-to-day operations with strategic planning and long-term property management goals.


Key Responsibilities

  • Develop and maintain tenant relations programs to enhance building operations, tenant comfort, and strong working relationships.
  • Meet with tenants regularly to gather feedback, address concerns, and maintain high-quality standards.
  • Oversee tenant rent collection and prepare delinquency reports in accordance with company policies.
  • Assist the leasing team as needed and support tenant improvement projects.
  • Respond to emergencies, major issues, or operational risks, and report to senior management promptly.
  • Manage on-site and portfolio staff, including training, motivation, and performance evaluation.
  • Ensure compliance with Property Management Agreements, lease obligations, and all regulatory requirements.
  • Coordinate, solicit, and recommend service contracts and vendor agreements.
  • Monitor maintenance staff performance and service request turnaround times to optimize cost efficiency.
  • Maintain accurate property records, including certificates of insurance, emergency protocols, building drawings, warranties, and occupancy certificates.
  • Supervise capital improvement and renovation projects, including bid management and project oversight.
  • Manage property risk, sustainability initiatives, and energy management programs.
  • Prepare and analyze financial reports, including budgets, variance reports, and monthly management reports.
  • Conduct operational audits and ensure compliance with corporate policies, local, state, and federal regulations.
  • Represent the organization in professional associations, civic activities, and industry events to maintain and develop key relationships.
  • Other duties as assigned.


Qualifications

  • Minimum of 5 years’ experience in commercial property management.
  • Experience managing a multi-property portfolio is a plus.
  • Real estate credentials such as CCIM, CPM, RPA, or an active real estate license preferred.
