Senior Property Accountant – Commercial Real Estate
Position Overview
A growing commercial real estate firm is seeking an experienced Property Accountant to oversee full-cycle accounting for a portfolio of office and retail assets. This role is responsible for financial reporting, general ledger management, lease analysis, CAM and tax reconciliations, and ownership reporting.
This is a hands-on position suited for someone with strong commercial real estate experience who can operate independently in a fast-paced, deadline-driven environment.
Key Responsibilities
Financial Reporting & General Ledger
- Manage full-cycle accounting for an assigned portfolio of commercial properties
- Prepare and deliver monthly financial statements and supporting schedules
- Maintain general ledger, including journal entries, accruals, prepaids, and depreciation
- Perform bank and balance sheet reconciliations
- Analyze financial results and provide budget-to-actual variance explanations
- Support annual budgeting and forecasting processes
- Lead month-end and year-end close activities
Property & Lease Accounting
- Review and interpret commercial lease agreements, amendments, and renewals
- Apply lease terms to rent calculations, CAM, tax recoveries, and tenant billings
- Reconcile rent rolls and ensure accuracy of lease administration data
- Monitor tenant receivables and partner with AR on collections
- Reconcile tenant ledgers and security deposits
CAM & Tax Recoveries
- Prepare annual CAM, operating expense, and real estate tax reconciliations
- Analyze recoverable vs. non-recoverable expenses per lease terms
- Calculate tenant true-ups and billing adjustments
- Respond to tenant and audit inquiries related to recoveries
- Partner with property management to ensure accurate expense allocation
Ownership & Management Reporting
- Prepare monthly reporting packages for ownership
- Deliver meaningful financial analysis and insights
Qualifications
Required
- Bachelor’s degree in Accounting, Finance, or related field
- 5+ years of commercial real estate/property accounting experience
- Strong understanding of office/retail property accounting
- Experience reviewing and interpreting commercial leases
- Hands-on experience with CAM and real estate tax reconciliations
- Advanced Excel skills (Pivot Tables, XLOOKUP, financial modeling)
- Proven experience with GL, financial reporting, and reconciliations
- Strong analytical, organizational, and communication skills
- Ability to manage multiple properties and deadlines
Preferred
- Experience with Yardi, MRI, or similar systems
