We're a fast-growing San Antonio home builder looking for a hands-on performance marketer who has been the person doing the work — not managing people who do the work, and not reviewing reports from an agency. You've built campaigns yourself, tracked the results yourself, and adjusted the strategy yourself. You might be at a media company, an ad agency, or a small company where you wear lots of hats.
This is a one-person marketing operation supporting three active communities. You'll own everything from paid media to CRM pipeline management to weekly performance reporting. If you've ever been the only marketer at a company and loved the autonomy, this is that — with a bigger budget and a product people actually want to buy.
What You'll Do
- Paid Media & Lead Generation: Build, launch, and optimize campaigns in Meta Ads Manager and Google Ads. Set up and maintain conversion tracking (Meta Pixel, CAPI, UTMs, CRM attribution). Create ad copy, test audiences, diagnose creative fatigue, and hit monthly lead and cost-per-lead targets across all communities.
- Content & Digital Presence: Write copy for ads, email drips, social media, and website. Manage and update our WordPress site and directory listings (Zillow, Realtor.com, MLS). Design or coordinate signage and print materials as needed.
- Data & Reporting: Own the full marketing-to-sales funnel. Deliver a weekly performance report to leadership with community-level breakdowns, pipeline health, and recommendations. Maintain and extend our lead attribution reporting system using AI tools like Claude Code — you don't need to be a developer, but you need to be comfortable working with data.
- Sales Coordination: CRM enforcement, pipeline hygiene, activity logging, and deal tracking. You're the connective tissue between marketing and sales.
- Events & Physical Marketing: Plan and execute realtor events, broker opens, and community grand openings to drive qualified traffic to model homes. Ensure model homes, sales offices, and all on-site marketing materials (signage, brochures, flyers, feature sheets) are current, professional, and consistent with the brand.
Who You Are
You've been the only marketer at a company, or you've worked at an agency or media company where you had to understand every channel because your job depended on it. You've personally managed campaigns in Meta Ads Manager and/or Google Ads — not through a vendor. You know what a UTM is, you've set up a pixel, and you've traced a lead from ad click to CRM to close. You use AI tools in your daily work and you're not intimidated by technical problems. You're resourceful, self-directed, and you'd rather figure something out than wait for someone to show you.
What We Require
- 3+ years of hands-on performance marketing experience with direct access to ad platforms (Meta and/or Google). Agency, media company, or in-house — we don't care where, as long as you did the work yourself.
- CRM experience — GoHighLevel, HubSpot, Salesforce, or ActiveCampaign with pipeline and automation experience.
- WordPress management (content updates, landing pages, basic customization).
- Strong copywriting skills across ad copy, email, social, and web.
- Technical aptitude to work with AI tools for reporting and automation.
- Bachelor's degree in Marketing, Business, Communications, or Advertising — or equivalent hands-on experience.
What We'd Love But Don't Require
- Experience at a media company, advertising agency, or marketing consultancy where you managed campaigns across multiple channels for clients.
- Experience marketing in new home construction, real estate, or another high-ticket / long-sales-cycle industry.
- GoHighLevel CRM experience specifically.
- Graphic design skills (Canva, Adobe Creative Suite).
- Google Ads, Meta Blueprint, or Google Analytics certifications.
- MBA or advanced degree.
Compensation & Benefits
- $75K–$85K base salary to start, depending on experience.
- On Target Earnings based on a base salary + performance bonuses directly tied to hitting company revenue/closing targets.
