Marketing Manager – The Reserve NYC (+ Multi-Market Portfolio)
Luxury coliving & furnished housing | Based in NYC | $80–90K + 15% bonus
The Role
We're hiring a Marketing Manager to drive the local, scrappy, high-intent side of leasing marketing — starting at The Reserve NYC (256-unit luxury coliving in East Harlem) and expanding across our growing portfolio in Nashville, Raleigh, and other emerging markets.
Every property has a furnished housing component — coliving suites, flex-term units, and fully furnished apartments for travel nurses, corporate relocators, grad students, and remote workers. Marketing these units takes real creative thinking: lifestyle storytelling and knowing the niche platforms where furnished renters actually look.
This isn't an ILS-feed-management job. The big platforms (Apartments.com, Zillow, StreetEasy) are table stakes. The real work lives in the niche channels and local relationships most property marketers ignore — Facebook Marketplace, SpareRoom, Furnished Finder, Craigslist, Reddit, local Facebook groups, broker networks, and neighborhood businesses in each market.
What You'll Own
- Niche listing channels (core of the role): daily management, reposting, and platform-specific creative testing across Facebook Marketplace, SpareRoom, Furnished Finder, Craigslist, and Reddit
- Furnished housing marketing: creative strategy for non-traditional renters (travel nurses, corporate relocators, grad students, remote workers) with lifestyle-forward content that sells the experience
- Local partnerships (per market): cafes, gyms, coworking spaces, brokers, universities, medical centers, corporate HQs, relocation services, micro-influencers
- Digital advertising: Google and Meta campaigns, geo-targeted and built to complement the niche strategy
- Website & SEO: property landing pages with clean conversion funnels, lead capture, basic on-page SEO, and tight connections to tour schedulers and applications
- CRM & AI tools: manage the CRM (EliseAI or HubSpot) across the full lead lifecycle and monitor AI leasing tools (MeetElise) for engagement and conversion gaps
- Pricing & promos: weekly competitive pricing checks across coliving, furnished, and flex-stay comps; kill campaigns that aren't producing
- Social & content: Instagram and TikTok with a neighborhood-first lens, plus photo/video direction per property
- SOPs: build playbooks for channel management, listings, and campaign launches so it scales as we add markets
- Major ILS oversight (hygiene only): keep Apartments.com, Zillow, and equivalents accurate — not a focus
Reporting
- Weekly leads by channel, market, and property — with furnished vs. unfurnished broken out
- Own cost-per-lead and cost-per-lease by channel; reallocate spend based on what's actually producing leases
- Monthly performance reviews to ownership with strategic recommendations
You're a Fit If You Have
- 3-5+ years of marketing in multifamily, luxury real estate, furnished housing, coliving, hospitality, or a local consumer brand
- Hands-on experience with niche platforms (Facebook Marketplace, SpareRoom, Furnished Finder, Craigslist, Reddit)
- Experience marketing furnished, flex-term, or coliving units to non-traditional renters
- Track record of local partnerships and grassroots activations — multi-market experience a plus
- Google/Meta ads, CRM management (EliseAI, HubSpot, or similar), and basic on-page SEO
- Strong creative instincts — copy, shoots, and adapting voice across platforms
- Scrappy, detail-obsessed operator mindset
Nice to Have
- Spanish language skills
- Experience with AI leasing tools (MeetElise or similar)
- Prior lease-up or multi-market launch experience
