Veno Properties provides the total package of property management services for their clients' rental properties throughout every stage of ownership. This includes marketing, resident screening and selection, leasing, maintenance, resident relations, accounting, compliance, asset acquisition and disposition, and more.


About The Role:

Veno Properties is hiring a Business Development Manager (BDM) to drive growth by securing new property management clients.


This role is focused on consistently generating new business and adding new doors to the portfolio each month.


You’ll work a combination of company-generated opportunities and self-generated leads, supported by a structured system designed to create consistent deal flow. You’ll build relationships with referral partners, contribute to marketing initiatives, and convert prospects into long-term clients.

Key Responsibilities


Lead Management & Sales Execution

  • Drive new business growth by securing new property management clients and adding doors to the portfolio
  • Work both company-generated and self-generated leads
  • Conduct outreach via phone, text, email, and in-person meetings with prospects
  • Run consultative sales conversations with property owners and investors
  • Close new property management agreements
  • Participate in ongoing Business Development and Sales training, and actively implement proven strategies


Lead Generation & Business Development

  • Build and maintain relationships with referral partners (agents, investors, etc.)
  • Conduct outreach including warm and cold calls
  • Execute social media and content strategies
  • Attend local networking events and industry meetups as a representative of Veno Properties, building relationships and generating new business opportunities
  • Conduct in-person presentations to referral partners, promoting Veno Properties’ referral program to generate new business opportunities


Client Meetings & Relationship Building

  • Host in-person, phone, and virtual meetings with prospective clients
  • Provide rental market insights and service recommendations
  • Build long-term relationships within the local real estate community


Pipeline & CRM Management

  • Track all activity, follow-ups, and deals within a CRM
  • Maintain strong pipeline organization and consistent follow-up
  • Manage multiple opportunities at different stages of the sales cycle


Marketing & Brand Contribution

  • Collaborate on marketing initiatives, videos, and campaigns
  • Support client engagement and retention initiatives
  • Create and post content, including self-facing (on-camera) video, to build brand awareness and generate leads


Team Collaboration

  • Work closely with the property management team to ensure smooth onboarding
  • Maintain clear communication across departments



What We’re Looking For

  • Proven sales experience (phone + in-person closing ability)
  • Strong communication and relationship-building skills
  • Comfortable generating business through outreach and networking
  • Coachable and willing to follow a structured sales process
  • Experience using a CRM to manage pipeline and follow-ups
  • Professional, self-motivated, and results-driven
  • Willingness to create video/content for social media
  • Valid driver’s license and reliable transportation
  • Must be able to pass a background check and driver’s record check prior to hire
  • Must obtain New York Real Estate License within 12 months of start date


Location & Work Setup

This is a full-time hybrid role based in the Albany Capital District. Your home will serve as your primary workspace, with occasional in-office meetings at: 331 Ushers Rd, Suite 5, Ballston Lake, NY


Candidates must reside within the greater Albany area (approximately a 30-minute radius of Ballston Lake) to support:

  • Regular in-person meetings with property owners
  • Collaboration with referral partners
  • Active participation in local networking events

This role requires a strong local presence and comfort with face-to-face interaction.


Compensation

  • Base Salary: $60,000
  • Uncapped Commission with clear earning potential tied to individual performance


On-Target Earnings

  • Average Performers: $90K–$110K
  • Top Performers: $110K–$130K+
