Role Description

The Facilities Supervisor directs the daily operations, maintenance, and security at a large brick and beam mill with many tenants located at 14 Maine Street in Brunswick, Maine. The successful candidate will manage custodial, grounds, and maintenance staff, oversee outside contractors, implement preventative maintenance programs, and ensure the facility meets safety and regulatory standards.

 

Key Responsibilities

  • Team Leadership: Train, schedule, and evaluate the performance of maintenance, custodial, and trade staff.
  • Maintenance Management: Oversee routine repairs (HVAC, plumbing, electrical) and develop preventative maintenance schedules to avoid costly breakdowns.
  • Work Order Management: Manage the full lifecycle of maintenance work orders, including intake, prioritization, assignment, tracking, and closeout, ensuring timely and high-quality execution
  • Project Management: Administer, oversee and execute tenant and landlord projects including definition of scope/scope of work (SOW), costs budgeting and tracking, project timelines, lien waivers and management of deliverables. 
  • Vendor & Contractor Relations: Source bids, negotiate contracts, and inspect work to ensure vendors comply with specifications.
  • Safety & Compliance: Conduct regular facility inspections and enforce building, safety, and environmental codes.
  • Budgeting & Administration: Track inventory, manage maintenance work orders, and assist in preparing departmental budgets.
  • Customer Service Standards: Responsible for delivering responsive, professional service to tenants by managing maintenance issues from intake through resolution, maintaining proactive communication, and ensuring high standards of execution and tenant satisfaction


Typical Qualifications

  • Experience: 3–5 years of progressive experience in facilities management, building operations, or a related skilled trade.
  • Skills: Strong working knowledge of commercial building systems, vendor management, and basic financial/budgeting tracking.
  • Education: A High School diploma (or equivalent) is often accepted with ample experience, though many employers prefer an Associate’s or Bachelor’s degree in Facilities Management, Business Administration, or Engineering.
