Controller – Commercial Real Estate

Location: Downtown Seattle, WA

Work Model: 100% Onsite

Compensation: $145,000–$165,000 base + Bonus

Position Overview

A well‑established commercial real estate organization in downtown Seattle is seeking an experienced Controller to lead accounting operations across a portfolio of complex commercial properties. This role will serve as the senior accounting leader, responsible for financial reporting, property accounting oversight, CAM reconciliations, lease administration support, cash forecasting, and executive‑level financial insights.

The Controller will be a key member of the leadership team, regularly participating in executive and ownership meetings and expected to clearly articulate financial performance, risks, and opportunities tied to the real estate portfolio. This role requires deep, recent hands‑on commercial property management experience and strong leadership capability.


Key Responsibilities

Financial Leadership & Executive Partnership

  • Serve as the senior accounting leader for the commercial property portfolio, acting as a financial advisor to executive leadership and ownership
  • Participate in executive and leadership meetings, presenting clear and concise financial updates related to property performance, cash flow, CAMs, and lease activity
  • Partner with Asset Management, Property Management, Capital Markets, and Operations to support strategic decision‑making

Property Accounting & Portfolio Oversight

  • Oversee monthly, quarterly, and annual financial close processes for a portfolio of commercial properties
  • Review and approve financial reporting packages, ensuring accuracy, consistency, and timeliness
  • Ensure compliance with GAAP and internal controls across all property accounting functions

CAM Reconciliations, Leases & True‑Ups

  • Lead and review CAM reconciliations, lease abstracts, operating expense recoveries, and tenant bill‑backs
  • Oversee lease true‑ups, escalations, and reconciliations; ensure accurate application of lease terms
  • Serve as the subject‑matter expert on complex lease and CAM issues, providing guidance to internal teams

Cash Flow Forecasting & Capital Activity

  • Own cash flow forecasting for the property portfolio, including timing of tenant receipts, operating expenses, debt service, and capital expenditures
  • Review and support capital calls, loan draws, and financing‑related accounting activities
  • Partner with Capital Markets on financial support for new funds, acquisitions, or refinancing initiatives

Audit, Tax & Compliance

  • Lead coordination with external auditors and tax advisors
  • Support annual audits, reviews, and tax filings related to property entities and funds
  • Ensure compliance with internal controls, reporting standards, and partnership agreements

Systems & Process Management

  • Oversee accounting operations across multiple ERP systems, with primary reliance on Yardi and exposure to MRI or other property management platforms
  • Drive process improvements related to close efficiency, reporting accuracy, and scalability
  • Support system enhancements or integrations as the portfolio and platforms evolve

Leadership & Team Management

  • Lead, mentor, and develop the accounting team, driving accountability, performance, and professional growth
  • Establish clear expectations, review work product, and ensure consistent execution across the team


Required Qualifications

  • Minimum 3+ years of recent commercial property management accounting experience (hands‑on)
  • Strong expertise in:
  • CAM reconciliations
  • Lease accounting and true‑ups
  • Cash flow forecasting
  • Property‑level financial reporting
  • Demonstrated leadership experience managing or overseeing accounting teams
  • Proven ability to communicate financial information confidently to executive‑level stakeholders
  • Experience working with Yardi; comfort managing accounting across multiple ERPs


Preferred Qualifications

  • Public accounting background
  • CPA designation (or actively pursuing)
  • Experience supporting new funds or complex real estate structures
