Role Overview:
The Vice President, Industrial Acquisitions plays a critical role in advancing our Client’s strategic vision by identifying, evaluating, and acquiring warehouse and industrial properties in key port, intermodal, and last‑mile markets along the eastern seaboard. This position oversees the full acquisition lifecycle, including sourcing opportunities, assessing financial feasibility, managing due diligence, coordinating transaction closings, and supporting leasing and marketing initiatives to maximize asset value.
Essential Duties and Responsibilities:
- Collaborate with EVP, Industrial Partners and manage the process of acquiring warehouses and industrial buildings in accordance with the firm’s business plan.
- Identify opportunities and acquire new acquisitions and joint venture opportunities and present to the Investment committee.
- Leverage industry relationships to source new acquisition prospects.
- Analyze, structure, and evaluate potential transactions for financial feasibility.
- Collaborate with internal and external attorneys, acquisition associates, and senior management to coordinate financing, acquisitions, and leasing strategies.
- Assist in the closing process and ensure accuracy and completeness of all legal and financial documentation where needed.
- Partner with internal teams to support acquisitions, dispositions, and recapitalizations. Including due diligence and underwriting processes and making recommendations regarding issues and findings to upper-level management.
- Collaborate with the Underwriting and Asset Management team and consultants to complete financial analysis.
- Work with leasing and marketing teams to optimize tenant mix and enhance property value.
- Conduct comprehensive market research, including demographics, , and supply/demand factors.
- Assist in the completion of due diligence efforts, identifying issues, proposing solutions, and presenting recommendations to senior leadership.
- Draft and negotiate letters of intent and assist in the PSA process.
- Participate and oversee closing process as needed.
- Lead the structuring and negotiating letter of intent agreements, business terms of purchases and sales agreements for acquisitions.
- Attend Industry functions to network and represent the firm in a positive way.
Supervisory Responsibilities:
- Ability to analyze new acquisition opportunities and make recommendations and presentations to upper-level management.

Education and/or Experience:
- Bachelor’s degree required; Master’s degree a plus.
- Minimum of 10 years of experience in industrial acquisitions.
- At least 3 years of experience as an industrial broker or in broker acquisitions considered a plus.
- Extensive experience with lease terms and contract negotiations and industry practices.
- Knowledge of commercial real estate language and industry practices.
- Strong financial analysis skills.
- Computer Savvy with financial modeling tools.
- Willing to travel.

- Skillful in understanding and following complex instructions, as well as professional correspondence and memos.
- Proficient in crafting professional-level correspondence.
- Able to communicate information effectively in one-on-one interactions with colleagues and other team members in a friendly and inclusive manner.
