Position Overview – Project Manager (Multifamily)


We are seeking an experienced Project Manager to lead the delivery of ground-up multifamily & commercial construction projects, including podium, wrap, and wood-frame developments or even projects including office, healthcare, hospitality, retail, industrial, and mixed-use developments. This role is responsible for managing cost, schedule, contracts, and coordination from preconstruction through closeout while partnering closely with field leadership to ensure successful project execution.


Key Responsibilities:

Project Management & Execution

• Manage all phases of multifamily construction projects from preconstruction through final turnover.

• Develop and maintain project schedules, budgets, and execution plans.

• Ensure compliance with contract documents, drawings, specifications, and company standards.

Financial Management & Cost Control

• Own project financial performance including budgeting, GMPs, forecasting, and cost reporting.

• Manage change orders, cost impacts, and owner billing.

• Lead subcontractor buyout, scope reviews, and contract execution.

Subcontractor & Consultant Coordination

• Manage subcontractor contracts, performance, and pay applications.

• Coordinate with architects, engineers, and consultants to resolve design and constructability issues.

• Oversee RFIs, submittals, and material procurement schedules.

Schedule, Quality & Closeout

• Partner closely with the Superintendent to maintain schedule and resolve field issues.

• Monitor quality control and address deficiencies proactively.

• Lead project closeout, including punch list completion, documentation, and warranty turnover.


Qualifications:

• 5+ years of experience as a Project Manager on ground-up multifamily or commercial projects.

• Proven experience with podium, wrap, or wood-frame construction.

• Strong understanding of contracts, cost controls, and construction sequencing.

• Proficiency with project management software (Procore preferred).

• Strong leadership, communication, and organizational skills.
