Senior Accountant — Multifamily Real Estate
Coconut Grove, Miami, FL | Full-Time | Hybrid (3 days in office, 2 days remote)
ABOUT CARBON
Carbon Real Estate Investments is a vertically integrated multifamily private equity firm with approximately $200M in assets under management. We own and operate Class B workforce housing across Florida, Georgia, and Alabama. Unlike most sponsors at our scale, we run our own property management — the same team that buys the buildings operates, leases, renovates, and reports on them.
Today our accounting is handled by an outsourced firm. We are bringing it in-house. This role leads that transition.
ABOUT THE ROLE
This is not a bookkeeping role. We need someone to build an in-house accounting function from the ground up — owning the financial integrity of every property and entity in our portfolio, designing the processes that keep the books clean, and holding a small team accountable to executing them.
In year one, you'll be deep inside Yardi — auditing the chart of accounts, tightening month-end close, building variance review, and standing up controls that scale with our acquisition pipeline. You'll report to our Integrator (Carbon's COO equivalent) and partner closely with our Controller, CIO/Capital Markets, and asset management team.
WHAT YOU'LL OWN
Financial Integrity & Review
- Review monthly property financials, balance sheets, and trial balances — catch issues before they leave the door
- Own intercompany reconciliations across our entity structure, including bill-backs and payroll allocations
- Lead month-end close coordination — same close day, every month, every property
- Maintain GAAP-compliant practices and prepare schedules supporting audits, lender reviews, and tax returns
- Manage the transition from our outsourced firm to an in-house accounting function
Process Design & Team Leadership
- Build, document, and enforce accounting SOPs — close, AP coding, journal entry approval, reconciliations, capital events
- Hire, manage, and develop a small accounting team (1–3 people) as the portfolio grows
- Run a weekly team cadence with measurable outputs: close progress, open items, escalations
Systems & Technology
- Serve as the internal Yardi accounting expert — COA, recurring entries, banking modules, financial report customization
- Identify and implement automation that reduces manual work: bank feeds, AP coding, recurring entries, allocations
- Evaluate additional tools (QuickBooks Online, AP automation, fund accounting) on merit — recommend only when the case is real
WHAT SUCCESS LOOKS LIKE
First 90 Days:
- Full COA audit complete with cleanup items prioritized
- Month-end close documented; written close calendar in place
- Close lands on the same day, every month, every property — no drift
- First three accounting SOPs written and rolled out
First Year:
- End-to-end accounting is seamless with controls at every handoff
- Automation has replaced manual work wherever it was eating time
- Every account reconciles. Every entity ties out. Audit trail is clean.
- New acquisitions stood up on Yardi with consistent COA and reporting templates from day one
- Accounting team built and accountable — clear roles, weekly cadence, quarterly scorecards
REQUIRED QUALIFICATIONS
- Active CPA license in good standing
- Bachelor's degree in Accounting, Finance, or related field
- 5+ years of progressive accounting experience, with at least 3 years in multifamily or commercial real estate
- Deep, hands-on Yardi Voyager experience — COA setup, recurring entries, financial report customization, accounting modules
- Strong working knowledge of US GAAP as applied to real estate ownership, partnerships, and entity structures
- Demonstrated experience designing and implementing accounting processes — not just executing them
- Experience reviewing junior staff work and holding them accountable to standards and deadlines
- Advanced Excel: pivots, INDEX/MATCH, XLOOKUP, basic modeling
- Must be able and willing to work full-time in our Coconut Grove, Miami office
PREFERRED QUALIFICATIONS
- Public accounting background (Big 4 or strong regional firm) with real estate audit clients
- Direct experience bringing an outsourced accounting function in-house, or building from scratch
- QuickBooks Online experience for non-property entities (corporate, GP, SPVs)
- Exposure to AP automation tools (AvidXchange or similar) and reporting platforms (Coda, Power BI)
- Experience accounting for capital events — acquisitions, refinances, dispositions, preferred equity, promote structures
- Vertically integrated owner-operator experience (not pure third-party fee management)
COMPENSATION & BENEFITS
- Base salary: $105,000 – $125,000 (target range for a strong CPA with 5–7 years multifamily Yardi experience: $110,000 – $118,000)
