Civitas Residential is a Texas-based residential land developer actively building a portfolio of lot development and manufactured housing community investments across high-growth markets. We are growing fast and looking for a sharp investment analyst to sit at the center of our deal process.
This is a hands-on role with direct exposure to acquisitions, underwriting, and capital structuring from day one. You will work closely with senior leadership — not buried in a team of 20.
What you will do:
• Build and maintain institutional-quality Excel models for land acquisition and residential development deals from scratch — no templates handed to you
• Underwrite new investments: lot development, horizontal infrastructure, and operating communities
• Analyze capital structures including equity, preferred equity, mezzanine debt, and construction financing
• Run sensitivities on pricing, absorption, interest rates, and development costs
• Prepare investment memos that clearly communicate key risks and returns to leadership and capital partners
• Support diligence, financing, and closing on active deals
• Track submarket trends across Texas to sharpen underwriting assumptions
What we are looking for:
• 4–7 years in real estate private equity, development, or investment banking with a real estate focus
• Proven ability to build complex RE financial models independently in Excel — this will be tested
• Direct experience underwriting land acquisitions or residential development projects
• Strong grasp of development economics, IRR, equity multiples, and capital structures
• Highly preferred: experience with residential land, manufactured housing, or institutional RE capital

Compensation:
• Base salary: $110,000 – $130,000 (commensurate with experience)
• Performance-based bonus tied to deal activity and firm outcomes
• Clear path to senior investment responsibility as the platform grows
Location: Houston, TX — in-person role. Candidates must be local or willing to relocate.
