We built a team around buying and selling properties with assumable mortgages. The riches are in the niches. FHA and VA loans from 2020 to 2022 with rates in the 2s and 3s. About the niche:
About 20 to 25% of homes have assumable loans. Assumptions grew 139% from 2022 to 2023. The federal government is exploring expanding assumability to conventional loans. This is where real estate is going, and almost nobody is doing it yet.
