Job description

Brandywine Homes seeks a Project Manager. The Project Manager must be able to manage 4 to 5 projects simultaneously. Responsibilities will include:

Performing Due Diligence on new communities

  • Develop site planning/density studies with Land Acquisition
  • Develop base proforma, verify & review pricing/square footage assumptions with marketing/construction/finance
  • Order preliminary investigative studies, soils/Phase I/utility evaluation, title, etc.
  • Understand purchase contract and feasibility schedule
  • Attend City meetings regarding development standards
  • Contract with all project consultants
  • Establish professional consultant and government fee budgets
  • Develop project schedule with VP of Operations.

Responsibility for entitlements

  • Establish project vision with development team
  • Establish product design criteria, plans/specifications with forward planning and sales/marketing
  • Ensure that all team members have most current information on all predevelopment projects
  • Assist VP Operations in coordinating value engineering process
  • Lead in establishing all community/city meetings for project review
  • Coordinate all building/engineering department submittals in accordance with plan check review process
  • Ensures entitlement remains on schedule
  • Updates project schedule weekly
  • Coordinate and monitor all City submittals and communicate agency changes to appropriate team members
  • Lead Government relations contact throughout project

Responsibilities During Construction

  • Working with purchasing department on budgeting, community specifications, working drawings, etc.
  • Overseeing the processing of permits
  • Assist with obtaining City Final Inspections
  • Bond exoneration

Experience & Education

Candidate must have a minimum of 5 years of home building Project Management experience. In-fill housing experience is a plus.

Bachelor's (Preferred)

Salary Range, benefits & requirements

Job Type: Full-time

Salary: $130,000 - $175,000 (Based on experience)
