Job Title: Land Use Planner

We are seeking a detail-oriented and collaborative Land Use Planner to support current and long-range planning initiatives. The Land Use Planner will review development proposals, analyze land use impacts, prepare planning documents, and support zoning and regulatory processes to ensure responsible growth aligned with community goals.

Key Responsibilities
  • Review and analyze development applications, site plans, subdivisions, and zoning requests for compliance with local, state, and federal regulations
  • Prepare staff reports, maps, and recommendations for Planning Commission, Zoning Board, and governing body meetings
  • Assist with updates to comprehensive plans, zoning ordinances, land use policies, and development regulations
  • Conduct research and data analysis related to land use trends, demographics, housing, transportation, and environmental impacts
  • Coordinate with developers, engineers, architects, attorneys, and other stakeholders throughout the entitlement process
  • Respond to inquiries from the public regarding zoning, land use, and development procedures
  • Participate in public meetings and hearings, including evening meetings as required
  • Collaborate with internal departments such as engineering, building, legal, and public works
Required Qualifications
  • Bachelor’s degree in Urban Planning, Urban Studies, Geography, Public Administration, or a related field
  • 1–3 years of professional planning experience in land use, zoning, or development review (internships may count toward entry-level roles)
  • Knowledge of zoning ordinances, subdivision regulations, and land use principles
  • Strong written, verbal, and presentation skills
  • Ability to interpret site plans, maps, and legal descriptions
  • Proficiency in Microsoft Office; familiarity with GIS software preferred
Preferred Qualifications
  • Master’s degree in Urban or Regional Planning or a related discipline
  • AICP Certification or eligibility to obtain certification
  • Experience working in a municipal or regional planning environment
  • Knowledge of state environmental review processes (e.g., SEQRA, CEQA, NEPA—as applicable)

Job Type & Location

This is a Contract to Hire position based out of White Plains, NY.

Pay and Benefits

The pay range for this position is $25.00 - $35.00/hr.
