We are seeking an experienced Real Estate Closing & Foreclosure Paralegal to manage Florida residential real estate closings from contract to close while providing support for foreclosure file review and administration. The ideal candidate is detail-oriented, highly organized, and capable of independently handling the full closing process, including document preparation, balancing, coordinating with lenders, realtors, title companies, and clients, and conducting closings.

This is a full-time position with a flexible hybrid work arrangement for candidates located within Florida.

Primary Responsibilities

Real Estate Closing Responsibilities

  • Manage residential real estate transactions from contract through post-closing.
  • Review and prepare Settlement Statements, Closing Disclosures (CDs), Warranty Deeds, Title Affidavits, Escrow Agreements, and other closing documents.
  • Coordinate with lenders, real estate agents, title underwriters, buyers, sellers, and clients to ensure a smooth and timely closing process.
  • Schedule, conduct, and notarize real estate closings.
  • Balance closing files and accurately disburse funds in compliance with trust accounting requirements.
  • Clear title issues and obtain necessary payoffs, estoppels, HOA and condominium association documents, and other required closing information.
  • Review title commitments, surveys, lender instructions, and title searches.
  • Prepare and record deeds, mortgages, releases, and post-closing documents.
  • Maintain professional communication and deliver exceptional client service throughout the transaction lifecycle.
  • Ensure compliance with lender, title underwriter, and regulatory requirements.

Foreclosure Responsibilities

  • Review foreclosure referrals and complaints for accuracy and completeness.
  • Review title reports and identify interested parties.
  • Prepare and process foreclosure-related correspondence and supporting documentation.
  • Maintain accurate foreclosure file management and case records.
  • Communicate with lenders, servicers, title companies, and attorneys regarding case status and updates.
  • Assist attorneys with file preparation and administrative case management during the initial stages of foreclosure proceedings.
  • Review foreclosure documentation for completeness and compliance with client and firm requirements.

Qualifications

Required

  • Minimum of 3 years of Florida residential real estate closing experience.
  • Experience independently handling files from contract through post-closing.
  • Knowledge of Florida title insurance and real estate closing procedures.
  • Experience balancing closing files and handling trust account disbursements.
  • Strong understanding of title review, curative matters, payoffs, and closing requirements.
  • Excellent organizational, communication, and client service skills.
  • Ability to manage multiple transactions and deadlines in a fast-paced environment.
  • Florida Notary Public commission or ability to obtain one promptly.
  • Proficiency with Microsoft Office and real estate/title software.

Preferred

  • Paralegal certificate or equivalent legal experience.
  • Foreclosure, title, or mortgage servicing experience.
  • Experience with Florida e-filing systems and legal case management software.
  • CaseAware, LPS and Tempo experience.
