On-Site Property Manager (Multifamily Residential Community)

Position Overview

We are seeking a dedicated and experienced On-Site Property Manager to oversee the day-to-day operations of a multifamily residential community. The ideal candidate will have experience in property management, leasing, resident relations, and property operations, with a strong commitment to providing an exceptional living experience for residents.


This position is responsible for leasing activities, resident services, property maintenance coordination, rent collection, compliance, and overall property performance while maintaining a professional, service-oriented community environment.


Key Responsibilities


Resident Relations & Property Operations

  • Oversee daily operations of the property and support on-site staff.
  • Greet and assist prospective and current residents while providing outstanding customer service.
  • Respond promptly to resident inquiries, concerns, maintenance requests, and lease-related matters.
  • Coordinate move-ins, move-outs, lease renewals, and resident communications.
  • Enforce community policies and lease provisions professionally and consistently.
  • Maintain accurate resident records, reports, and property documentation.
  • Serve notices and coordinate with management regarding resident issues or unusual situations.
  • Ensure compliance with Fair Housing requirements and applicable laws and regulations.
  • Maintain an on-site presence and report operational concerns to management as needed.


Leasing & Marketing

  • Show and rent apartments.
  • Screen prospective residents and process rental applications.
  • Prepare lease documents and coordinate resident onboarding.
  • Drive leasing efforts to achieve occupancy goals.
  • Maintain accurate and appealing online listings and marketing materials.
  • Follow up with prospective and new residents to ensure a positive leasing experience.


Maintenance & Vendor Coordination

  • Coordinate maintenance requests, work orders, and vendor services.
  • Conduct regular property inspections to ensure cleanliness, safety, and curb appeal.
  • Partner with maintenance personnel and contractors to address repairs and property improvements.
  • Monitor property conditions and report issues requiring management attention.


Administrative & Financial Responsibilities

  • Collect rent and assist with delinquency follow-up as directed.
  • Process invoices and maintain property records.
  • Prepare occupancy, leasing, and operational reports.
  • Maintain accurate timekeeping and administrative records.
  • Collaborate with the corporate office regarding compliance, reporting, budgeting, and property performance goals.


Qualifications

  • Experience in residential property management, leasing, or a related field, preferably within multifamily housing.
  • Strong customer service and resident relations skills.
  • Excellent organizational, administrative, and time-management abilities.
  • Ability to manage multiple priorities while maintaining attention to detail.
  • Basic financial and reporting skills, including rent collection, invoice processing, and occupancy reporting.
  • Strong written and verbal communication skills.
  • Proficiency with email, word processing, spreadsheets, and property management software.
  • Experience with Yardi Voyager and RentCafe preferred.
  • Knowledge of Fair Housing laws, leasing regulations, and property management best practices.
  • Ability to work on-site full time, including weekends as operational needs require.
  • Property management certifications are a plus.
