We're currently seeking a Leasing Manager / Lease-Up Specialist to lead the day-one lease-up of a newly renovated student housing community near Georgia Southern University in Statesboro, GA.


This is a true zero-to-occupied opportunity: the first Certificate of Occupancy has been issued and initial move-ins begin soon, with a major pre-lease ramp for upcoming academic cycles. You’ll have real autonomy to build the leasing playbook, supported by a brand ambassador program and dedicated social media support, within a small, hands-off management environment that values self-starters and strong execution.

Responsibilities

  • Own the full lease-up strategy from 0% occupancy through stabilization, including pre-lease milestones and conversion goals
  • Manage daily leasing performance: lead follow-up discipline, tour execution, application pipeline, and closing
  • Coordinate on-site marketing execution by directing a brand ambassador team lead and partnering with dedicated social support
  • Maintain accurate leasing activity and lead management in Entrata, including follow-up sequences and reporting basics
  • Deliver a strong resident and parent experience aligned with a Greek-life-heavy student demographic


Qualifications

  • 1+ year of student housing leasing experience strongly preferred
  • Luxury Class A new-development lease-up experience considered if lease-up results are proven
  • High comfort operating independently in a low-oversight environment and building process without a playbook
  • Entrata proficiency preferred, including hands-on lead management and follow-up workflows
  • Warm, relatable communication style with strong customer service instincts and calm presence under pressure

  • Total compensation range of $55,000 to $80,000 (base plus bonus potential), with top-end base of $70,000 and additional lease-up milestone bonuses
