Job DescriptionWe are looking for a Director of Service & Construction to join our Asset Quality and Service team supporting our Operations teams in Jacksonville, FL.
Where You Will Work
This role will be based out of the Jacksonville area and require regular travel to all communities within the Northern/Central FL markets.
What You Will Do
Supports operations from a leadership level with complete understanding of property budgets, P&Ls, KPIs, systems (Entrata, Coupa, Brivo, SmartRent), and reporting.
Frequently engages in person and remotely with property and regional operations team members including CMs, SMs, GMs, RPMs, VPs, DOOs and AFOs.
Frequent and recurring travel to properties throughout the region of responsibility required. Travel to national level meetings required.
Heavily engaged in development of internal bench for ST, SM and ASM positions.
Supports acquisition and disposition processes including PCA review, on-site inspections, and budget development.
Post acquisition leadership and oversight of “AIR Edge” and other renovations or upgrades.
Understands, tracks, and ensures proper execution of all jurisdictional, lender, or code mandated activities including but not limited to (REAC, MOR, 40-year, Façade, Balcony, SCEP).
Coordinates, oversees, and reports out on the construction activities in the region to assure that projects are completed within prescribed schedules and budgets, and are in compliance with federal, state, and local regulations.
Supports compilation of annual CAPEX PCAs for consideration in annual budget reviews.
Supports annual R&M and COE budget generation and execution.
The ability to navigate POWER BI and MS EXCEL is required as is the ability to generate basic financial (IRR) analysis.
