General Purpose
We are seeking an experienced Director of Lease Transactions who will support the company with negotiating new leases, renewals, amendments and other lease-related agreements with national, regional, and local retail tenants across a portfolio of shopping center developments. Not only will this position work closely with in-house leasing, development, and asset management teams, but the Director of Lease Transactions will also “quarterback” the facilitation of lease transactions to align with the company’s business and financial objectives. A strong background in real estate or legal experience, along with strong communication skills, will be a strong foundation for this role.
Duties include:
- Primarily responsible for negotiating leases, amendments, renewals, assignments and other lease-related documents with retail tenants of various sizes
- Coordinating with internal departments to ensure deal terms are accurately reflected in lease documents
- Serving as primary liaison with outside counsel to ensure timely and accurate negotiation of lease documents
- Analyzing and interpreting lease language for various departments and providing input to properly guide decision making
- Managing lease documentation process, including drafting and negotiating contracts through execution
- Analyzing and interpreting shopping center CC&Rs and related recorded documents
- Managing non-construction related lease contingencies (i.e. SNDA’s)
- Overseeing commission agreements including preparation and negotiation with the help of the Lease Administrator
- Overseeing the work of the Lease Administrator
- Participating in activities supporting and promoting company culture
Education and Experience
- Bachelor’s Degree in Business or related field required. Degree in Law or Real Estate highly desired.
- 5 years minimum experience negotiating retail leases or equivalent combination of education and experience
- Knowledge of computers and relevant software applications such as Outlook, Word, Excel, and Yardi
- Strong working knowledge of retail leases, deal structure and shopping center operations (including CC&Rs, REAs, etc.)
- Strong ability to read and interpret complex lease documents and summarize key business terms
- Strong understanding of real estate lease economics, lease clauses, commencement provisions, delivery obligations, options, exclusives, use clauses, co-tenancy provisions, CAM provisions, tenant improvement obligations, and critical dates.
