PROPERTY MANAGER – COMMERCIAL & RESIDENTIAL | NYC


We are seeking an experienced Property Manager to join a well-established, family-owned real estate company located in Midtown Manhattan on 34th Street between 5th & 6th Avenues.

This is an excellent opportunity for a proactive, organized, and personable professional with strong commercial property management experience and knowledge of commercial lease administration. There is a small residential component as well.

  • 1 residential property with 370 units and 2 retail spaces
  • Approximately 75 commercial tenants
  • Beautiful, newly renovated office space
  • In-house management, leasing, and tenant improvement operations


Key Responsibilities

Commercial Lease Administration

  • Prepare lease abstracts
  • Review lease expiration reports
  • Prepare and review monthly billings, including:
  • Base Rent
  • Real Estate Tax Escalations
  • Electric
  • CAM charges
  • Late fees and miscellaneous charges
  • Tenant account reconciliations
  • Review receivables reports and handle collections calls/emails


Residential Lease Administration

  • Review monthly lease expiration reports
  • Prepare and send lease renewal offers
  • Coordinate move-ins/move-outs with tenants and building staff
  • Review receivables reports and collections
  • Maintain tenant files


Property Management

  • Oversee tenant complaints and building maintenance requests
  • Supervise building staff
  • Prepare tenant correspondence
  • Maintain access control systems
  • Prepare and distribute marketing materials
  • Respond to leasing brokers
  • File annual RPIE and Local Law compliance documentation
  • Prepare documentation for violation corrections
  • Obtain certificates of insurance from contractors and tenants


Executive & Office Administration

  • Follow up with tenants, vendors, contractors, and staff as needed
  • Represent ownership professionally
  • Maintain lease files and building plans (electronic & hard copy)
  • Order office and building supplies
  • Answer phones and emails


Qualifications

  • Must have prior NYC property management experience
  • Strong understanding of commercial lease language
  • Basic understanding of construction and property operations
  • Positive attitude with strong organizational and communication skills
  • Ability to multitask and work proactively in a fast-paced environment
  • Experience with Yardi Voyager strongly preferred
  • Familiarity with Rent Café, Microsoft Word, Excel, and Adobe is preferred


Additional Details

  • Approximately 95% office-based role with limited field work
  • Salary: Approximately $115,000 – $125,000 base
