Position Summary:

The Assistant Commercial Escrow Officer is responsible for helping manage and oversee all aspects of complex commercial real estate escrow transactions from opening through closing. This role ensures that all parties involved comply with contractual requirements, title regulations, and company policies while maintaining accuracy, timeliness, and exceptional service.


Onsite: 100%- Dallas, TX

Travel: Occasional


Responsibilities:

  • Review contracts to identify critical dates and title-related provisions, including required documents, earnest money deposits, and milestone deadlines
  • Order title evidence through the title plant or from an out-of-county title company, as needed
  • Communicate with all parties involved including sellers, buyers, lenders, attorneys, and third-party contacts
  • Review title commitments and exception documents to assist in clearing title, and address other noted matters
  • Order tax certificates
  • Circulate to all parties the Title Commitment and walk them through required items/information
  • Review Entity documents to determine authority
  • Obtain invoices for closing
  • Prepare commercial closing statements, title closing documents and gather all necessary closing documents and prepare parties closing packages
  • Disburse all funds
  • Submit recordable documents in the county where applicable
  • Produce submission packages and transmit to lenders
  • Produce document packages and transmit accordingly
  • Fully assist or conduct closings
  • Handle post-closing matters, including coordinating with the policy department to issue all policies
  • Review policies prior to signing
  • Transmit policies to the appropriate party


Qualifications:

  • Minimum of 2-4 years of solid experience in commercial closings
  • Strong working knowledge of commercial title, escrow procedures, and closing processes
  • Ability to work independently while also collaborating effectively with internal teams
  • Self-motivated
  • Ability to read, analyze, and interpret purchase agreements, title commitments, surveys, and legal documents
  • Able to process detailed information quickly and comprehend nuances of specific transactions
  • Exceptional attention to detail with strong organizational and time-management, and memory skills
  • Ability to manage multiple transactions simultaneously and meet strict deadlines
  • Excellent written and verbal communication skills with the ability to work effectively with buyers, sellers, lenders, attorneys, and third parties
  • Proficiency in escrow and title software systems such as Softpro and Microsoft Office (Word, Excel, Outlook)
  • Escrow License
