Carpenter/Hardware Specialist

Perform skilled and semi-skilled jobs in a wide variety of building maintenance and door hardware and carpentry functions.
  • Repair, maintain and install physical security items including; door hardware, closers, door adjustments and keying systems.
  • Repair, maintain and install doors, frames and perform general carpentry tasks such as creating or filling wall openings, drywall installation and repairs, trim and cabinetry repairs and replacement.
  • Oversight and management of the City keying systems including key/core codes, building cores, cutting keys and routine maintenance of all City keyed systems.
  • Maintain key records related to physical locations of key codes and keys issued to City personnel.
  • General repair and regular maintenance of City buildings and venues, using basic plumbing, electric and carpentry skills. Represents Facilities Division by serving as a direct contact and keeping customers informed.
  • Utilize the City’s computerized maintenance management system (CMMS) and/or asset management software to receive, track, update, and close work orders.
  • Accurately document labor, materials, asset data, and maintenance activities within the work order system.
  • Review and prioritize assigned work orders to ensure timely completion of preventive and corrective maintenance tasks.
  • Perform special or technically complicated maintenance service activities.
  • Assist Facilities Trades Manager with preparation of RFQ’s, and Scopes of Work when requested.
  • Complete reporting requirements as assigned by the Facilities Trades Manager.
  • Conduct quality control inspections of service jobs, internal and external, and monitor technical progress of Maintenance Specialists.
  • Lift tools and equipment weighing 30 - 50 pounds.
  • Coordinate renovations, upgrades and major repairs with contractors to include verifying submitted plans and ensuring the work is complete. Read and interpret blueprints, block diagrams, and schematics.
  • Serve as an on-site quality coordinator to oversee construction, maintenance and compliance with City specifications.
  • In the event of an emergency, all employees are considered essential and may be required to perform duties outside of their normal job description.
  • Complete required trainings as specified within the City Comprehensive Emergency Management Plan.
  • Assist with Leisure Services Department projects and events as assigned.
  • Drive to and from City work sites. Perform additional duties as assigned. Be available for emergency call-outs.
MINIMUM QUALIFICATIONS:

  • Three (3) years’ experience in building maintenance, door hardware, keying systems, or related trade.
  • Experience reading and interpreting blueprints, drawings, and diagrams.
  • Proficient knowledge and use of Microsoft Word, Excel and Outlook.
  • High School Diploma required.
  • Valid driver license. Must obtain Florida driver license within one (1) month of employment.
PREFERABLE QUALIFICATIONS:

  • Associate’s or Bachelor’s degree in a related technical or construction field.
  • Certification or training in door hardware, locksmithing, or keying systems.
  • Experience working with the National Electric Code (NFPA70).
  • Experience working with the NFPA72 related to Fire Alarm Systems.
  • Multi-craft experience across carpentry, electrical, and plumbing disciplines.
  • Experience with asset management systems or computerized maintenance management systems.
  • Willingness to adopt AI and emerging technologies.
Applicants will be required to complete a Disclosure & Authorization Regarding Background Investigation, a Confidentiality Agreement and the CJIS (Criminal Justice Information Services) Security Clearance process to include national fingerprint-based records check and approval for controlled access to protected information.

Driving history for the past three (3) years must reflect no violations of a driving related felony offense, or driving under the influence (DUI) which includes both drugs and alcohol, reckless driving, or hit and run involving an occupied vehicle or attended property, or an accumulation of traffic violations, plus three (3) points for each attendance at driving school (regardless of whether points were assessed against the license) where the penalty points do not exceed twelve (12).
