We’re on the lookout for a driven Business Development Manager who thrives on building partnerships and turning opportunities into live projects across CONDUCTR’s pipeline.

Key Responsibilities:


Business Development & Commercial Growth

  • Identify, evaluate, and secure new business opportunities within the entertainment, experiential, and venue development sectors.
  • Develop and nurture relationships with landlords, developers, brand partners, and investors to expand CONDUCTR’s project pipeline.
  • Lead the preparation of proposals, commercial frameworks, and investment models for large-scale projects and collaborations.
  • Negotiate and close partnerships, leases, and development agreements that deliver measurable commercial impact.
  • Maintain visibility across the CONDUCTR Projects pipeline, tracking opportunities through all stages from concept to contract.


Strategic Project Leadership

  • Serve as the commercial lead on major CONDUCTR project opportunities, ensuring strategic, financial, and operational alignment.
  • Work closely with Production, Operations, and Creative teams to evaluate feasibility, costs, and delivery requirements for each project.
  • Guide projects through internal approvals, partner negotiations, and into the early delivery phase, maintaining ownership of commercial outcomes.
  • Support risk analysis, due diligence, and feasibility assessments for new developments or installations.


Estimating

  • Define the commercial approach for each opportunity, balancing competitiveness with margin and risk.
  • Coordinate with internal teams to build accurate, joined-up project costings and a clear master budget.
  • Challenge and validate all estimates to ensure alignment with scope, programme, and target budgets.
  • Present and communicate budgets clearly to clients, including assumptions, risks, and options.
  • Lead value engineering efforts to optimise cost without compromising experience or quality.
  • Apply industry knowledge and benchmarks to ensure solutions are commercially sound and deliverable.


Cross-Functional Collaboration

  • Partner with cross-functional teams across both the US and UK to ensure new business aligns with CONDUCTR’s overall strategy and brand direction.
  • Provide leadership teams with market insights, deal status reports, and strategic recommendations.
  • Support smooth transition of signed projects into delivery and operations, ensuring clarity across all stakeholders.


Market Insight & Representation

  • Conduct ongoing research into market trends, competitor movements, and sector innovations within competitive socialising, hospitality, and entertainment.
  • Represent CONDUCTR at industry events, conferences, and site meetings, promoting the brand and identifying new opportunities.
  • Contribute to strategic planning discussions with insights from business development activity and partner engagement.


You should have:


  • 5+ years’ experience in business development, commercial partnerships, or strategic project management, ideally within hospitality, leisure, or entertainment sectors.
  • Proven track record of identifying, negotiating, and closing complex commercial deals.
  • Understanding of venue development, fit-out, or production processes, enabling clear communication between business and delivery teams.
  • Strong financial and analytical capabilities with experience in feasibility assessment and ROI modelling.
  • Excellent communication, stakeholder management, and presentation skills.
  • High level of organisation, adaptability, and strategic thinking.
  • Ability to travel domestically and internationally for partner and project engagements.
