Job Title: BMS Bid Estimator – Mission Critical Projects
Job Description

This role focuses on developing accurate and competitive cost estimates for mission critical Building Management Systems (BMS) projects. The BMS Bid Estimator reviews technical documentation, prepares detailed cost breakdowns, and supports both engineering and sales teams to ensure high-quality, compliant bids that meet client and industry standards.

Responsibilities

  • Review tender documents, specifications, drawings, and scopes of work to prepare detailed cost estimates for BMS projects.
  • Produce accurate labor, material, equipment, and subcontractor cost breakdowns for complex, mission critical systems.
  • Generate bills of quantities, take-offs, and pricing schedules to support competitive bid submissions.
  • Assess project risks, value engineering opportunities, and alternative design solutions to optimize overall project costs.
  • Prepare comprehensive technical and commercial proposals that comply with client requirements and relevant industry standards.
  • Coordinate closely with engineering teams to clarify system architecture, control strategies, and equipment selections for each project.
  • Present bid summaries, cost analyses, and recommendations to internal stakeholders and decision-makers.
  • Support the sales team with pricing strategies, tender clarifications, and technical input during the bidding process.
  • Obtain competitive quotations from suppliers and subcontractors to ensure accurate and market-aligned pricing.
  • Verify vendor technical compliance and pricing accuracy against project specifications and tender requirements.
  • Build and maintain strong working relationships with manufacturers, suppliers, and external partners.
  • Ensure a clean and thorough project handoff by documenting all scope assumptions, design strategies, and client expectations.
  • Participate in pre-bid meetings, design workshops, and customer engagement sessions as the technical representative for BMS scope.
  • Provide cost-to-budget handover documents and explanations to project delivery teams following contract award.
  • Assist with variations, re-costing, and pricing updates throughout the project lifecycle as required.
Essential Skills
  • 3+ years of experience working on Building Management Systems (BMS) projects.
  • 3+ years of experience delivering or estimating mission critical projects.
  • Strong knowledge of building management system software and BMS components.
  • Proficiency with estimation tools and estimating software used in preconstruction and bidding.
  • Experience with bidding processes, including bid specifications, change orders, and preconstruction workflows.
  • Ability to develop detailed bills of materials and bills of quantities for complex building systems.
  • Understanding of construction management principles related to BMS and mission critical environments.
  • Ability to interpret technical drawings, specifications, and tender documents accurately.
  • Strong analytical skills to assess project risks, evaluate value engineering options, and optimize costs.
  • Effective communication skills to collaborate with engineering, sales, suppliers, and project delivery teams.
  • Detail-oriented approach to verifying vendor technical compliance and pricing accuracy.
Additional Skills & Qualifications
  • Bachelor’s degree in mechanical engineering, controls engineering, electrical engineering, construction management, or a related field.
  • Experience with EPMS (Electrical Power Monitoring Systems) and BAS (Building Automation Systems) in addition to BMS.
  • Familiarity with specialized estimating and bidding tools such as Accubid, Studio 350, and Bid Tracer.
  • Experience preparing technical and commercial proposals for complex construction or building systems projects.
  • Ability to participate confidently in pre-bid meetings, design workshops, and customer-facing technical discussions.
  • Strong relationship-building skills with manufacturers, suppliers, and external partners.
  • Capability to support variations, re-costing, and pricing updates during the full project lifecycle.
Work Environment

The role operates in a professional, project-driven environment focused on mission critical Building Management Systems. Work is primarily office-based or hybrid, using estimation tools and specialized software such as Accubid, Studio 350, Bid Tracer, and other construction and estimating platforms. The position involves regular collaboration with engineering, sales, and project delivery teams, as well as communication with manufacturers, suppliers, and subcontractors. Work hours typically follow standard business schedules, with additional time as needed to meet tender deadlines and support key bid submissions. The environment emphasizes accuracy, technical rigor, and clear documentation throughout the bidding and project handover process, with professional business attire appropriate for meetings and client-facing engagements.

This is a Permanent position based out of Menasha, WI.

Pay and Benefits

The pay range for this position is $115000.00 - $125000.00/yr.
