Surlamer Investments is a private investment firm based in Newport Beach with a growing portfolio across real estate and affiliated operating businesses.
We are seeking an Assistant Property Manager to support operations across our real estate portfolio. This role will initially focus on a Class A office property in Orange, California, with opportunities to assist on projects across other assets within the portfolio.
The ideal candidate is organized, responsive, and able to manage multiple priorities in a fast-paced environment. This role requires initiative, strong follow-through, and a willingness to take ownership of projects and problems as they arise.
Responsibilities
- Support day-to-day operations across the real estate portfolio
- Conduct property inspections and identify maintenance, operational, and capital improvement needs
- Coordinate repairs, maintenance, tenant improvements, and construction-related projects
- Manage vendors, obtain and evaluate contractor bids, negotiate pricing, and oversee project execution
- Serve as a primary point of contact for commercial tenants and assist with issue resolution
- Review vendor proposals, contracts, invoices, and project documentation
- Coordinate with ownership, accounting, legal counsel, vendors, and consultants
- Track project timelines, deliverables, and follow-up items
- Support leasing activities and tenant tours as needed
- Maintain organized property records and operational reporting
- Identify issues, develop solutions, and drive projects to completion
Qualifications
- 2+ years of commercial property management experience required
- Experience coordinating maintenance, tenant improvements, construction projects, or capital improvements required
- Experience working directly with commercial tenants, vendors, and contractors
- Experience sourcing, evaluating, negotiating, and managing vendor and contractor bids
- Strong organizational skills and attention to detail
- Ability to prioritize competing demands across multiple properties
- Self-starter with a strong work ethic, initiative, and accountability
- Proficient in Microsoft Excel; Yardi experience is a plus
- Able to work on-site and travel between properties as needed
- Valid driver's license and reliable transportation
