Experienced Assistant Property Manager with knowledge of community management, resident relations, vendor oversight, property administration, and homeowners association (HOA) operations. Proven ability to manage residential communities while ensuring compliance with governing documents, state regulations, and association policies. Acts as the primary liaison between associations, residents, board members, vendors, and regulatory agencies.

Salary: $60,000 - $65,000
Key Responsibilities:
- Manage the daily operations of multiple residential communities and homeowners associations.
- Act as the primary point of contact for HOA Board Members, homeowners, tenants, and vendors.
- Coordinate and attend board meetings, annual meetings, and community events; prepare meeting agendas, board packets, and meeting minutes.
- Enforce community rules, regulations, and governing documents while addressing homeowner concerns and disputes professionally.
- Develop, monitor, and administer association budgets, operating expenses, reserve accounts, and financial reports.
- Review and approve invoices, process vendor payments, and monitor contract compliance.
- Solicit bids, negotiate contracts, and oversee the performance of maintenance contractors, landscapers, and service providers.
- Conduct routine property inspections to identify maintenance needs, safety concerns, and covenant violations.
- Coordinate capital improvement projects, repairs, and preventative maintenance initiatives.
- Manage collections processes, including delinquency notices, payment plans, and coordination with legal counsel when necessary.
- Maintain accurate association records, homeowner databases, contracts, insurance certificates, and regulatory filings.
- Assist with annual budget preparation, reserve studies, and financial planning initiatives.
- Serve as the designated Form 50 Agent, ensuring compliance with state and local regulations and maintaining required association documentation.
- Ensure compliance with Fair Housing regulations, association bylaws, CC&Rs, and applicable state statutes.
- Prepare and distribute homeowner communications, newsletters, violation notices, and community updates.
- Respond promptly to emergency situations and coordinate resolutions with appropriate vendors and stakeholders.
