Assisting in the supervision of subcontractor superintendents and the balance of the construction crew(s).

Negotiating and coordinating contracts, subcontractors and suppliers.

Working with the Project Manager and the field construction staff in regards to site logistics and pre-construction activities.

Learning cost control and budgetary procedures. b. Overseeing all aspects of ongoing construction:

Controlling rate and quality of production.

Assisting in the supervision under the Superintendent and Project Manager who has direct daily control of construction on the project.

Setting up and monitoring daily/weekly status of the construction schedule with the Superintendent and field staff.

Foreseeing future changes in job which affects the need for contractors.

Working and coordinating Land/Site Work with Land Development team.

Supervising on-site construction.

Scheduling and overseeing subcontractors to ensure timely and quality performance and/or supervising construction laborers.

Assisting in the coordination pf procurement and ordering of materials for the project.

Inspecting onsite field activities in process and at completion to ensure that standards of workmanship and safety are maintained.

Overseeing warranty work, including inspections, and scheduling subcontractors.

Customer & General Contractor Relations:

Customer/warranty service after occupancy.

Providing company support in handling customer and property management turnover support. d. Township Communication: a. If necessary, attending appropriate township meetings. b. Communicating with township on all matters affecting the project, obtain all approvals, building permits, occupancy certificates, etc. e. Marketing and leasing coordination efforts:

Assisting marketing staff with onsite activities during pre-launch period.

Coordinating construction with sales and leasing teams.

Working with property management staff to handle customizing and technical questions.
