The Asset Manager will report and support the Vice President of Asset Management and play a key role in executing portfolio strategy and maximizing value across an institutionally owned multifamily portfolio. This individual will be responsible for asset-level performance, business plan execution, capital oversight, and collaboration with third-party operators to drive NOI growth and long-term value creation.
Responsibilities
- Key member of the asset management team with direct impact on the portfolio performance
- Develop and execute asset-level business plans aligned with portfolio strategy and ownership objectives.
- Analyze weekly and monthly financial reporting to identify performance trends, risks, and opportunities relative to budget and market benchmarks.
- Drive corrective action plans with operating partners to address underperformance.
- Conduct detailed variance analysis across revenue, operating expenses, capital expenditures, and cash flow.
- Ability to support underwriting process with operational assumptions
- Evaluate and refine pricing, leasing, retention, and concession strategies in partnership with revenue management and operations teams.
- In collaboration with the Capital Expenditures team, assess the capital needs/expenditures by property and work with capital investment team to develop both short- and long-term capital plan
- Monitor market trends for opportunities to add value through renovation, expansion or repositioning of the assets and make recommendations
- Incorporate a value-oriented approach to each asset by analyzing revenue generating opportunities and justify capital allocation
- Develop strong relationships with operating partners and ability to resolve operational issues and conflicts both internally and externally
- Perform site visits to evaluate physical condition, operational execution, and alignment with business plan objectives; identify performance gaps and recommend corrective strategies.
- Present asset performance, risks, and strategic recommendations to senior leadership.
- Mentor and support junior analysts.
Skills and Experience:
- Based in Dallas, Texas.
- Bachelor’s degree in business, Finance, Real Estate, or a related field required. Minimum of 3+ years of asset management or acquisition experience overseeing large-scale multifamily portfolios (3,000–5,000+ units), preferably with exposure to mixed-use retail components and assets across multiple major MSA markets.
- Strong understanding of core real estate fundamentals, including property operations, financial analysis, budgeting and forecasting, financial reporting, ROI analysis, cash flow management, and general accounting principles.
- Demonstrated ability to analyze and synthesize complex financial and operational data, and communicate insights clearly and professionally, both verbally and in writing, to internal and external stakeholders.
- Strong interpersonal, communication, and active listening skills with the ability to effectively collaborate across cross-functional teams and third-party partners.
- Ability to analyze and interpret market trends, third-party research reports, and operator-provided competitive surveys to inform asset strategy and performance optimization.
- Working knowledge of the investment due diligence process, including the ability to develop and support local market leasing assumptions and provide relevant competitive intelligence.
- Highly motivated self-starter who performs effectively in a fast-paced, dynamic environment with multiple shifting priorities and deadlines.
- Experience with property management software (Yardi, Entrata, RealPage) preferred.
- Multifamily Operations, Institutional, private equity, or REIT experience a plus
- 25% Travel Required
