MHW Search has exclusively partnered with a rapidly growing industrial real estate platform that has roughly $1 billion in AUM. We are searching for an Asset Management Associate to join their growing team.


The Associate supports the day-to-day ownership and performance management of an industrial real estate portfolio. The Associate works alongside senior asset management professionals to analyze property-level performance, support leasing and capital initiatives, and help drive execution of approved business plans. The role is hands-on and analytical, with direct exposure to operating decisions, portfolio reporting, and strategic initiatives across multiple markets.


Key Responsibilities

  • Track and evaluate operating results across assigned assets, including leasing activity, operating expenses, capital spending, and overall performance versus plan.
  • Support budgeting and forecasting efforts by assisting with annual budgets, mid-year updates, and variance analysis.
  • Analyze property-level metrics such as occupancy, net operating income, lease rollover, and return on invested capital, highlighting risks and opportunities.
  • Partner with leasing and property management teams to support execution of leasing initiatives and operational objectives.
  • Assist with planning and monitoring capital improvement programs, including budget oversight, scheduling, and reporting.
  • Prepare financial analyses and supporting materials related to rent strategy, lease terms, and capital allocation decisions.
  • Produce recurring asset and portfolio reporting for internal leadership and capital partners.
  • Conduct market and competitor research to support leasing assumptions, rent growth projections, and asset strategy.
  • Support transactions and capital events, including refinancings, recapitalizations, and dispositions, through due diligence coordination and financial analysis.
  • Perform property and market visits to assess asset condition, validate assumptions, and identify value-creation opportunities.
  • Help monitor debt compliance and reporting requirements in coordination with senior asset management staff.


Qualifications

  • Bachelor’s degree in Finance, Real Estate, Accounting, or a related discipline.
  • Approximately 3+ years of experience in commercial real estate, ideally in asset management or a closely related function.
  • Solid foundation in real estate financial analysis, including NOI, cash flow modeling, and return metrics.
  • Strong Excel skills; Argus experience required.
  • Clear communicator with the ability to synthesize data into actionable insights.
  • Organized, detail-oriented, and comfortable managing multiple priorities simultaneously.
  • Self-motivated team player who takes ownership and follows through.
  • Ability to work full-time in office and travel periodically to properties as needed.
