Position Summary:
Under the supervision of the Area Supervisor, the Area Maintenance Technician provides skilled, cross-functional maintenance and repair services for residence halls. Responsibilities include troubleshooting and performing preventive and corrective maintenance in areas such as carpentry, locksmithing, HVAC , electrical, plumbing, and painting. Will complete assigned work orders, ensure efficient facility operations, and communicate follow-up needs to supervisors. This role is designated as essential personnel during emergencies, including hazardous weather, and participates in an on-call rotation for after-hours response.
Key Responsibilities
• Assist with major repairs to electrical, plumbing, heating, HVAC equipment, and appliance repair.
• Repair and perform preventive maintenance on general building facilities and electrical, mechanical, HVAC , refrigeration, and communication systems.
• Provides maintenance support as needed in post-construction sites and in buildings affected by flooding or other damage.
• Conduct general and emergency repairs to equipment and facilities.
• Operate and maintain tools, equipment, and materials used in maintenance tasks.
• Follow established safety practices and procedures.

Minimum Qualifications (Classified and Unclassified positions)
Preferred Qualifications
• Knowledge of general maintenance.
• Trade School or Apprenticeship helpful.
Knowledge/Skills/Abilities
• Skilled in the use of various trade tools.
• Skilled in making general repairs and adjustments to equipment used in building and maintenance work.
• Ability to work independently in a service oriented environment subject to frequent changing priorities.
• Ability to understand and apply University and Departmental policies and procedures.
• Ability to understand and follow instructions.
• Ability to perform manual labor.
• Ability to communicate effectively.
• Ability to use judgment and initiative to complete routine work without constant supervision.
• Ability to work on a ladder.
