Position
Our client is seeking an experienced, entrepreneurial Senior Vice President of Commercial Development to lead the vision, origination, underwriting, and execution of commercial real estate developments primarily within Caldwell’s master-planned communities. The role will also selectively source and execute third-party commercial, mixed-use, and build-to-suit opportunities outside of the company’s owned platform to support portfolio diversification, pipeline consistency, and long-term growth.
Responsibilities
- Originate, evaluate, and execute commercial development opportunities within the company’s master-planned communities, with selective pursuit of third-party developments as appropriate.
- Lead feasibility analysis, underwriting, due diligence, and preparation of investment memoranda and recommendations for executive leadership.
- Direct placemaking efforts from concept and visioning through entitlements, design, construction, lease-up, stabilization, and disposition.
- Manage and coordinate external consultants, development partners, municipalities, brokers, and capital partners to ensure projects meet schedule, budget, and return objectives.
- Establish and maintain strong relationships with tenants, brokers, joint-venture partners, lenders, and equity partners.
- Provide regular reporting on the development pipeline, active projects, market conditions, and strategic opportunities.
- Build and lead the commercial development function, including systems, processes, and team leadership as the platform scales.
Qualifications
- 8–15 years of commercial real estate development experience with a demonstrated track record of executing projects from inception through stabilization and/or disposition.
- Experience across mixed-use, retail, office, medical, or comparable commercial asset classes. Experience with hotel development is highly desired.
- Strong financial acumen, including underwriting, pro forma modeling, capital structuring, and return analysis.
- Proven ability to operate independently with sound judgment in a fast-paced, entrepreneurial environment.
- Bachelor’s degree in Business, Finance, Real Estate, or a related field required; MBA or Master’s in Real Estate Finance or Development strongly preferred.
