About Your Role:

In this role, you will be responsible for developing and incorporating spatial analytics techniques into Dollar Tree’s existing real estate planning and new store site selection process. The position will serve as a key player in growing our Dollar Tree store base by hundreds of new stores each year and analyzing our existing fleet of 9,000+ stores in North America.

You will use and enhance the Dollar Tree Sales Forecasting process to provide sales and cannibalization projections, develop Market Optimizations to guide our Real Estate team to open high-performing stores, and derive market insights using the latest tools in data analytics. Furthermore, you will operate as a Team lead for a geographic region, assuming responsibilities in reviewing reporting, aiding in projects, overseeing regional FAT production, and monitoring the Market Optimization schedule.

Serve as a team lead for one to two junior analysts by supporting onboarding, reviewing work product, and guiding day-to-day development.

  • Lead onboarding for new analysts in sales forecasting, location analysis, market optimization, and relevant systems.

  • Serve as the first-level reviewer for reporting, market optimization, site analysis, and P&L adjustments.

  • Partner with other analysts to develop, plan, execute, and implement value-added projects.

Develop advanced reporting and communicate key insights and recommendations to leadership.

  • Produce reporting on topics such as cannibalization and competitive impacts for senior management.

  • Use dashboarding tools such as Power BI and Esri to create clear, effective data visualizations.

  • Identify trends and insights that improve understanding of store and market performance.

  • Build, maintain, and enhance Alteryx workflows to automate reporting and support ad-hoc data requests.

  • Serve as the subject matter expert on customer mobile data visualization as it relates to trade area delineation and cannibalization analysis for existing stores.

Build, maintain, and enhance predictive models using regression analysis.

  • Develop a deep understanding of the regression models used to project sales within the assigned region, including the impact of key variables and site characteristics.

  • Update forecasting models annually by refining variables and coefficients and developing new models to reflect changing market conditions and newly significant performance drivers.

Serve as a subject matter expert in store-level profit and loss (P&L) performance.

  • Analyze store and market performance to identify trends, opportunities, and challenges affecting store-level P&L.

  • Use P&L analysis to forecast margins and expenses for prospective real estate projects.

Support the Portfolio Management Team with financial analysis and strategic insight.

  • Serve as the subject matter expert on asset write-downs and sales recapture related to store closures.

  • Assist with financial scenario analysis for potential store closings.

  • Ensure REC closing presentations are financially accurate and meaningful for the executive team.

Act as the lead analyst for an assigned territory.

  • Develop sales and enterprise profitability projections for new, relocating, and expanding stores through detailed forecasting analysis.

  • Partner closely with Real Estate, Operations, Asset Protection, and senior management to develop market optimization strategies and determine the most effective store deployment within a market.

  • Conduct post-audits of sales forecasts to drive continuous improvement in forecasting accuracy.

Build market and site intelligence through research and close partnership with the Real Estate Department.

  • Foster strong collaboration between the Finance and Real Estate teams.

  • Visit existing stores and prospective locations to better understand the factors influencing sales performance.

Prepare ad hoc real estate analyses and mapping requests for senior management.

Support the Real Estate team in maximizing the use of GIS applications through training and day-to-day collaboration.

Required Skills and Experience:

  • 2+ years of experience in commercial real estate or commercial property management.

  • Working knowledge of basic accounting principles and strong mathematical aptitude.

  • Strong analytical, problem-solving, and communication skills.

  • Ability to work independently, take initiative, and consistently produce accurate, detail-oriented work.

Preferred Qualifications:

  • Experience in real estate or lease/contract management.

  • Proven ability to build and maintain strong working relationships.

  • Strong attention to detail and advanced organizational skills.

  • Ability to manage multiple priorities effectively.

  • Strong time management skills, with the ability to adapt to changing deadlines with urgency.

  • Ability to work with minimal supervision.

  • Proficiency in Microsoft Outlook, Word, and Excel.
