Regional Manager – Multifamily Portfolio

Multistate position for Greater Houston, TX and Baton Rouge/New Orleans, LA areas


Position Overview

We are seeking an experienced Regional Manager to provide leadership across a portfolio of multifamily assets in TX and LA. This role is accountable for driving operational excellence, financial performance, and team development across multiple communities.

The Regional Manager partners cross-functionally with internal teams—including Asset Management, Finance, Construction, HR, Legal, IT, and Operations—to execute portfolio strategies, enhance property performance, and support the growth and effectiveness of on-site teams.


Core Responsibilities

Portfolio Performance & Strategy

  • Oversee assigned communities to ensure achievement of operational, financial, and occupancy targets.
  • Analyze property-level reporting (financials, market data, and operational metrics) to identify trends and implement corrective strategies where needed.
  • Collaborate with internal stakeholders and ownership groups to optimize asset performance.

Financial Oversight

  • Lead the annual budgeting process for all assigned properties and monitor ongoing results against approved budgets.
  • Evaluate monthly financial statements, identify variances, and partner with key stakeholders to address performance gaps.
  • Provide periodic reporting (monthly/quarterly) with insights and recommendations.
  • Review and authorize expenses within established thresholds and evaluate vendor agreements.

Leadership & Talent Management

  • Recruit, onboard, and develop Property Managers while fostering a high-performance culture.
  • Provide ongoing coaching, performance management, and formal evaluations for direct reports.
  • Support site-level staffing decisions and approve personnel-related actions.

Operations & Compliance

  • Conduct regular property visits to assess standards related to maintenance, curb appeal, and overall operations.
  • Audit administrative, financial, and maintenance functions to ensure alignment with company policies and procedures.
  • Address complex resident relations issues and support teams in delivering high levels of customer service.

Marketing & Leasing Effectiveness

  • Review occupancy trends and marketing performance; recommend adjustments to pricing strategies and leasing initiatives.
  • Partner with teams to strengthen positioning and maximize revenue.

New Acquisitions & Transitions

  • Support onboarding of new assets, including staffing, office setup, and operational integration.
  • Participate in transition activities such as rent positioning, unit mix analysis, and training efforts.

Stakeholder Engagement

  • Serve as a key point of contact for ownership groups or their representatives.
  • Maintain strong communication channels between executive leadership, corporate partners, and site teams.

Industry & Administrative Responsibilities

  • Represent the organization in relevant industry associations and regional networks.
  • Complete required operational, financial, and HR reporting as needed.
  • Contribute to process improvements and evolving operational standards.


Qualifications

  • Bachelor’s degree in Business, Real Estate, Property Management, or a related discipline preferred.
  • Minimum of 2+ years in a Regional Manager (or equivalent senior leadership) role overseeing a portfolio of at least 2,000 units across multiple communities.
  • CPM designation required or ability to obtain shortly after hire.
  • Demonstrated success managing property operations, including budgeting, maintenance oversight, marketing strategies, and risk/insurance awareness.
  • Proficiency with Microsoft Office and familiarity with property management, accounting, and revenue management systems.
  • Strong leadership capabilities, including team development, delegation, and performance management.
  • Excellent communication skills, both written and verbal.
  • Proven ability to problem-solve and drive results in a dynamic environment.
  • Experience with lease-ups, acquisitions, and dispositions strongly preferred.
  • Willingness and ability to travel up to 50% with reliable transportation.
