JOB TITLE: Regional General Superintendent (Owner-Builder)

LOCATION: Chicago, IL (Regional Portfolio)

COMPENSATION: $225k – $275k Base (DOE) + Performance Bonus + Vehicle Allowance


THE MISSION


We are seeking a Regional Field General to oversee our high-density, ground-up multifamily portfolio. This is not a "stationary" role. You are the executive bridge between the corporate office and the field, responsible for mentoring site-level Superintendents and ensuring 100% completion across multiple 100–300+ unit developments. You don't just build projects; you build teams and protect the owner's pro forma.


*****Must have experience in Ground-up High-Density Multifamily Podium (Type III over Type I) builds. Candidates must be able to demonstrate mastery of the structural transition from the concrete transfer deck to high-volume wood-frame residential units.


CORE RESPONSIBILITIES

  • Regional Portfolio Oversight: Supervise and mentor a team of 10+ Site Superintendents and Assistant Supers across a regional footprint of 5–10 active job sites.
  • Cradle-to-Grave Management: Direct all phases of construction, from raw site work, utility mains (Sewer/Water/Gas), and roadways to final TCO and turnover.
  • Podium & High-Density Mastery: Technical oversight of Type I Concrete Podiums and Type III/V Wood-Framing transitions (5-over-1 / 5-over-2 structures).
  • Strategic Manpower Planning: Conduct weekly manpower leveling to ensure trade labor (100+ daily field tradesmen) is deployed efficiently across the portfolio.
  • Owner-Builder Liaison: Perform Value Engineering (VE) and constructability reviews during pre-con. Provide quarterly strategic status reports to executive leadership.
  • The "Look-Ahead" Strategy: Maintain a rigid 3-week and 6-week look-ahead schedule to mitigate municipal, union, or material hurdles before they hit the critical path.


THE "UNICORN" QUALIFICATIONS

  • Experience: 20+ years in Large-Scale Construction; minimum 5 years in an Acting General Superintendent or Regional Lead capacity.
  • Project History: Proven track record of delivering ground-up multifamily/mixed-use projects in the 100–300+ unit range.
  • Chicago Expertise: Expert-level knowledge of Chicago-market logistics, including Union coordination, Winter-Build protection, and City of Chicago/Aldermanic liaising.
  • Financial Acumen: Deep understanding of budgeting, certified payroll, bidding, and contract negotiations from an owner’s perspective.
  • Technology: Proficient in Procore, Bluebeam, and Microsoft Project/Primavera for real-time field reporting and executive visibility.
