In the multifamily space, we actively maximize cash-on-cash returns and capital appreciation by acquiring properties with upside through extensive renovation and improved management. Leveraging our unique homebuilding background and construction platform, we reposition these older properties as design-forward, affordable workforce housing alternatives to newer Class A product.


Our development history includes the successful entitlement, construction, marketing and sales of single- family homes, townhomes, mid-rise condominiums and apartments. Currently we are bringing to market two master-planned, destination-oriented communities offering a combined 5,000+ homes (both for sale and rental) over a 10-year time horizon. In addition, the company is also working on several individual apartment developments (1,000+ units).

Position: Regional Construction Manager – California


Reports to: Sr. Regional Construction Manager


About the Role: The Regional Construction Manager oversees the construction and capital improvement activities across a regional multifamily portfolio including new construction, remodels, and repairs. This position works closely with the asset management, purchasing, design and property management teams to execute the strategic renovation and capital improvement plans for the portfolio. This position will also participate in property operations and work closely with property management to ensure ColRich standards are being met. This position works on multifamily assets in both Sacramento and San Diego; applicants can be primarily based in either city. This position requires frequent travel to provide coverage of assets in both cities.



Specific responsibilities include:

  • Oversight of major cap-ex projects
  • Schedule coordination with trades
  • Quality control
  • Ensures the work performed is per the terms of the contracts
  • Daily project updates and communication with corporate headquarters
  • Weekly property inspections
  • Due diligence support as needed during new property acquisitions
  • Maintaining budgets through construction
  • Contract negotiations
  • Sourcing vendors
  • Strategic budget planning
  • Travel

-Frequent travel to provide coverage to all multifamily assets in your regions

-Bi-yearly (twice per year) travel to corporate headquarters in San Diego for company events and training


Requirements:

  • Minimum of 5-10 years of construction industry experience. Multifamily construction experience preferred.
  • Ability to read and interpret plans
  • Experience coordinating multiple trades through project completion
  • Basic knowledge of building codes and permit process
  • Ability to create a construction schedule
  • Strong organizational skills and attention to detail
  • Ability to process work quickly and accurately with changing priorities
  • Excellent written and verbal communications skills
  • Computer proficiency in MS Office Suite – Excel, Word, Project and PowerPoint
