Job Summary  

The Project Manager is responsible for the full lifecycle management of multiple complex real estate development projects with responsibilities from support of initial site acquisition and due diligence through entitlement, design, construction, and final handoff to Asset Management. This role requires ownership, accountability, strict attention to details and leadership across all phases of development, ensuring projects are executed efficiently, on budget, and aligned with Romano Capital’s investment objectives.


Projects may span multiple asset classes, with a focus on residential single-family lot development and multifamily communities, along with select mixed-use, master planned or commercial developments.


The Project Manager must have strong people skills operating as the central point of coordination across internal teams, consultants, contractors, and public agencies, driving execution while proactively managing risk, timelines, and budgets.


Key Responsibilities

Project Leadership & Full Lifecycle Execution

  • Lead projects from acquisition support through construction completion and turnover to Asset Management.
  • Partner with acquisitions team during site identification, underwriting support, and due diligence.
  • Contribute to and manage overall project business plans, schedules, and execution strategies.
  • Maintain full accountability for project performance including budget, schedule, and risk management.
  • Serve as primary liaison with municipalities, agencies, utilities, and community stakeholders.


Entitlement & Predevelopment Management

  • Oversee entitlement strategy and execution in coordination with internal or external entitlement resources.
  • Manage feasibility analysis, zoning compliance, and development strategy alignment.
  • Direct consultant teams (civil, land use, environmental, traffic, legal, etc.) through design and approvals.

  • Ensure deliverables are accurate, timely, and strategically positioned for success in each jurisdiction.
  • Ensure projects meet all regulatory requirements at the local, state, and federal levels.


Project Oversight & Delivery 

  • Lead design development from conceptual planning through construction documents.
  • Manage architects, engineers, and consultants to ensure coordinated, efficient, and cost-effective design solutions.
  • Oversee general contractor selection, bid process, and contract execution.
  • Manage construction execution including schedule, budget, quality, and safety considerations.
  • Review pay applications, change orders, and contractor performance.
  • Coordinate with field teams and consultants to resolve issues and maintain progress.
  • Oversee project closeout including punch lists, final inspections, and documentation together with owners rep.
  • Ensure smooth transition to Asset Management or Property Management teams.


Required Qualifications and Skills

  • Bachelor's Degree in urban planning, civil engineering, real estate, finance or related field (Masters Preferred)
  • 3-7+ years of experience in real estate development or construction project managment
  • Demonstrated expertise managing projects across entitlements, design and construction
  • Strong knowledge in single-family, multifamily or mixed use development, including knowledge of local or emerging markets
  • Proven ability to manage multiple complex projects sumultaneously
  • Strong financial acumen including budgeting, cost tracking and proforma understanding
  • Excellent communication and leadership skills with the ability to manage diverse internal and external project teams
  • Proficiency in Microsoft Suite, including teams

 

Physical Requirements

  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
  • Must be able to drive a vehicle, possess a current and valid driver's license, proof of insurance and a clean driving record.
  • Must have the ability to speak, hear, and see to observe and detect emergency situations.
  • Must be able to walk properties under consideration, construction or as finished projects unassisted.
