Senior Investment Analyst
Company Overview
Our client, a very well established, entrepreneurial, Washington, DC-area based retail/mixed-use, real estate investment/development company, seeks a talented analyst to join the organization. With a Mid-Atlantic market presence over 80 years, this company continues to invest, develop, and operate commercial properties providing long-standing positive impacts to their communities.
Position Overview
Reporting directly to senior leadership, this investment professional will support the organization’s acquisition/investment & asset management functions by providing detail-driven deliverables through strong financial underwriting and analysis.
Key Responsibilities
- Create and maintain financial models (including Argus) for potential stabilization, value add and development investments/acquisitions and/or joint ventures.
- Analyze key performance metrics such as return on cost, cash on cash returns, IRR, and equity multiple, waterfalls, etc.
- Conduct in-depth financial modeling and performance tracking, including variance analysis, cash flow forecasting, and ROI evaluations.
- Collaborate with internal Company departments along with outside partners/consultants to gather critical economic/market and legal data to oversee and manage a thorough due diligence process.
- Support senior leadership in driving day-to-day execution of asset/portfolio business plans & strategies.
- Monitor and analyze key performance indicators (KPIs) and operational metrics to identify areas for operational/financial improvement initiatives.
- Review operating budgets and property financials to provide variance reviews and highlight areas of concern and/or opportunity.
- Analyze, review, and interpret commercial leases / create lease abstracts.
- Review loan documents, create loan abstracts, and loan amortization tables.
Key Qualifications
- Undergraduate degree required. Preferably in accounting, finance, real estate, economics, or business-related discipline.
- Minimum 2 years of relevant commercial real estate analytical experience within a sophisticated platform. Exposure to retail, office, and/or industrial preferred.
- Exceptional financial analytical skills with Excel. Strong preference for working knowledge of ARGUS. Ability to work with investment model templates as well as creating models from scratch.
- Experience with acquisition, joint venture, development, and disposition underwriting and due diligence
- Strong understanding of/exposure to the macro and micro drivers of commercial real estate values and their use in effectively underwriting transactions and monitoring portfolio investments.
- Strong communication skills, both oral and written, with the ability to engage with people at various experience levels.
- Excellent time management/organizational skills. Ability to prioritize numerous competing tasks.
