Spyglass Talent Solutions, a retained recruitment firm based in Raleigh, NC, has been engaged by Stephens Enterprises to conduct a search for a Property Manager.


Founded in 1956, Stephens Enterprises LLC is a family-owned commercial construction, real estate development, and property management company based in Raleigh, NC. With a long-standing reputation for quality, integrity, and relationship-driven business practices, Stephens has developed and managed a diverse portfolio of commercial assets throughout the region. The portfolio under management is about 600,000 sq ft.


Stephens Enterprises is seeking a Property Manager to oversee the day-to-day operations, financial performance, and long-term value of its commercial real estate portfolio. Reporting directly to ownership, this individual will provide leadership across property operations.


The Property Manager will ensure properties are well-maintained, tenants are well-served, and assets are positioned for sustained performance and growth.


This role requires a hands-on leader with commercial property management experience, who can balance strategic oversight with operational execution in a lean, entrepreneurial environment.


Key Responsibilities


· Portfolio & Operational Oversight:

o Oversee the overall performance and daily operations of a commercial property portfolio.

o Develop and implement operational policies and procedures to enhance property value, efficiency, and tenant retention.

o Conduct regular property inspections to ensure compliance, maintenance standards, and overall asset condition.

o Supervise and provide direction to team members, prioritizing work orders, preventive maintenance, and capital improvement projects.

o Solicit and negotiate vendor contracts, ensuring quality service delivery and cost control.

o Oversee capital projects and coordinate with internal construction teams as needed.


· Tenant Relations & Leasing Support:

o Foster strong tenant relationships through proactive communication and responsive service.

o Oversee tenant onboarding, renewals, and move-in/move-out coordination.

o Partner with ownership on leasing strategy, tenant negotiations, and occupancy planning.

o Investigate and resolve tenant concerns in a timely and professional manner.


· Financial & Reporting Management:

o Develop and manage annual operating budgets for properties within the portfolio.

o Monitor financial performance, including variance analysis, expense control, and cash flow management.

o Collaborate with accounting on monthly reporting packages and property performance reviews.

o Approve property-related invoices and ensure accurate tracking of operating expenses and capital expenditures.

o Provide ownership with regular updates on property performance, risks, and opportunities.


Qualifications

· Bachelor’s degree in Business, Real Estate, Finance, or equivalent experience.

· 5-8+ years of commercial property management experience, ideally with commercial office and industrial assets.

· Demonstrated ability to oversee property operations, budgeting, and vendor management.

· Experience managing service personnel or small teams.

· Strong understanding of leases, contracts, and financial reporting.

· Proficiency with property management software and Microsoft Office Suite.

· Excellent communication and relationship-building skills.

· Ability to operate effectively in a family-owned, entrepreneurial environment.
