About the Role

The Project Manager will be a cornerstone of our Development and Advisory team, serving as the primary project manager and owners rep for our high-end residential projects. While Arthaus has recently focused on multi-family development over the last cycle, the firm historically had a luxury design-build practice. This role will have the unique opportunity to work on two very high-end projects in San Francisco and Marin as part of an intentional shift towards luxury residential and for-sale projects.


In this role, you will own the full project lifecycle: from entitlement and design coordination through permitting, construction, and project completion. You will also carry ongoing responsibilities for project accounting, financial reporting, and regular client communication. Reporting directly to the Director of Advisory Services, you will also collaborate closely with our CEO and Founder, Riaz Taplin, who brings more than 20 years of experience in the luxury residential market and a portfolio of over 100 completed homes, as well as other senior executives. As part of the Development team, the Advisory Team incubates new ideas for the Company as a whole, including projects for strategic partners, niche executions and exploring new development strategies for the Company. While not directly responsible for all of these activities, the Project Manager will be engaged in the development of new strategies and brand-defining projects.


Responsibilities


Client Management

  • Partner with the Director of Advisory Services to deliver proactive, transparent client communication throughout the project lifecycle.
  • Prepare monthly status updates including financial forecasts and risk assessments.
  • Facilitate client meetings by preparing agendas and tracking action items.


Project Management & Reporting

  • Lead projects from design through final closeout and overall development process.
  • Prepare, negotiate, manage professional services contracts
  • Develop, maintain, and update project budgets and schedules, proactively identifying and mitigating delays.
  • Conduct regular site visits to monitor quality, compliance, and progress.
  • Lead the monthly financial close process: reconcile budget and financials, update cash positions, and prepare meeting agendas.
  • Review and approve invoices and change orders; prepare monthly financial updates and payment requests for clients.
  • Obtain construction insurance policies and provide lender information requests for Client construction loan (if applicable)


Entitlement & Permitting

  • Manage the planning and permitting process with the City; coordinate with architect and permit expediter to drive entitlement and permitting to timely completion
  • Manage utility service applications and agency submittals.
  • Support neighborhood and community outreach through entitlement and construction.


Pre-Construction & Design Coordination

  • Lead selection of consultants, contractors, and suppliers — including RFPs, bid analysis, and contract negotiations.
  • Manage design coordination to ensure fully integrated, conflict-free drawing sets across all disciplines.
  • Track and confirm implementation of owner's requests and design direction.


Construction & Closeout

  • Serve as the primary point of resolution for contractor and consultant questions throughout construction.
  • Prepare and circulate weekly field reports; manage routing and logging of RFIs, submittals, change orders, and project correspondence.
  • Coordinate deliveries and site logistics to minimize disruption to adjacent residents.
  • Manage project insurance in coordination with the broker.
  • Lead a seamless project closeout, including O&M manual preparation and client training.


Additional Duties

  • Support broader departmental and company goals as needed.



Qualifications


Education

  • Bachelor's degree in Engineering, Construction Management, Architecture, or a related field.

Experience

  • 5–7+ years of demonstrated project management experience in real estate development, architecture or construction.
  • Proven track record managing project budgets of $10M or greater, with a strong emphasis on cost control and contract administration.
  • Familiarity with the planning and permitting process, as well community engagement.
  • Experience in high-end residential is strongly preferred.

Technical Skills

  • Proficiency in MS Office, Google Suite, and project scheduling tools (MS Project).
  • Expert ability to read and interpret construction drawings, specifications, and contracts.
  • Experience with project accounting and financial modeling preferred.
