Project Manager - Industrial Flooring, Coatings, and Facility Services

This is a build relationships, win work, and run projects start to finish type of opportunity.
Our client, a well-established industrial facility services contractor, is looking for a hands-on Project Manager who can develop business, manage client relationships, and execute complex industrial projects across manufacturing and facility environments.
If you enjoy owning projects, solving problems in the field, and running your own book of business, this role gives you the autonomy to do exactly that.
What You Will Own
This role blends business development, estimating, and project execution. You are responsible for taking projects from the first conversation all the way through completion.
Key responsibilities include:
• Developing new project opportunities through client relationships and industry partnerships
• Preparing project estimates based on labor, equipment, and materials
• Managing project planning, scheduling, procurement, and execution
• Coordinating field crews, leadmen, subcontractors, and vendors
• Working with engineers, architects, and facility stakeholders to define project scope
• Negotiating vendor pricing and subcontract agreements
• Monitoring project performance and maintaining profitability
• Providing clients with progress updates and maintaining strong relationships
• Ensuring safety compliance and quality control across all job sites
• Managing project pipeline and client activity within the CRM
• Overseeing multiple projects simultaneously with overlapping timelines
This is a high ownership role where you are trusted to run projects, manage customers, and drive results.

The right person will quickly establish themselves as someone who can run their own book of business inside the company.

• Maintaining strong relationships with existing customers

Because this is a smaller, tight-knit organization, the team also values people who are willing to step in and solve problems when needed.
That might mean helping resolve a crew issue, coordinating equipment repairs, or stepping in when a project throws a curveball.

Types of Projects
Most of the work happens inside large industrial and manufacturing facilities, including companies such as major aerospace manufacturers, medical device companies, industrial manufacturers, and food production facilities.
The majority of projects involve:
Industrial Flooring (about 50%)
• Epoxy flooring systems
• Urethane coatings
• Concrete repair
• Floor joint repairs
• Concrete polishing
Industrial Painting (about 35%)
• Walls, ceilings, and structural steel
• Machine and equipment painting
• Pipe identification systems
Industrial Cleaning (about 15%)
• Machine degreasing
• Ventilation cleaning
• Overhead dedusting
• HEPA vacuuming
• Power washing
Project sizes range from $2,000 maintenance repairs to $250K+ large-scale industrial flooring installations.

Some projects can get technically complex. For example, one recent project involved sandblasting and coating 60-foot industrial smokestacks on top of a power plant structure. That required containment scaffolding, lead testing protocols, and specialized epoxy coating systems.
This role requires someone who enjoys figuring out how to execute projects that other contractors might avoid because they look complicated.
Team Environment
This is a tight-knit leadership team inside a smaller, privately owned contractor where everyone works closely together.
The project management group currently includes several experienced project managers, a field supervisor who supports estimating and sales, and an office manager who keeps operations running smoothly.
This hire will step in to transition key client accounts from a senior leader who is preparing for retirement, with time built in for a proper transition and knowledge transfer.
The office environment is collaborative and informal. Communication is direct and everyone works closely together.
Typical schedule:
• Start around 6:00 - 6:30 AM
• Finish around 3:30 - 4:30 PM
• Roughly 45 hours per week
The team works hard, but it is not a burnout culture.
Ideal Background
We are looking for someone with strong experience in industrial construction or specialty contracting, ideally within:
• Commercial or industrial painting
• Epoxy flooring or coatings
• Concrete repair or restoration
• Industrial maintenance services
Strong candidates typically bring:
• 10+ years in industrial construction or specialty contracting
• Experience estimating and managing projects end-to-end
• Strong relationship-building skills with facility clients
• The ability to lead crews and coordinate multiple trades
• Strong organization and problem-solving skills
Bonus points if you bring:
• An existing network of facility contacts
• Experience managing project profitability or a P&L
• A track record of generating new project opportunities
Compensation and Benefits
Base Salary
$80,000 - $90,000
Additional Compensation
• Quarterly profit share / performance bonuses
