About the Opportunity

RDE Advisors, Inc. is building a dedicated Property Management division and is seeking an experienced, self-directed Part-Time Property Manager / Bookkeeper (1099 independent contractor) to oversee operations and financials for a well-maintained mixed-use building in Chelsea. The building has 7 residential units (2 rent-stabilized) and 5 commercial tenants, supported by 3 long-tenured on-site staff—including a building engineer—each with 10+ years of service. The property is stable with minimal day-to-day issues; the workload is light and consistent. This role is as much about financial discipline and organization as it is about property operations. This is not a turnaround—it is a stewardship role designed for someone comfortable operating independently and taking ownership of decisions without constant oversight. As the portfolio grows through your own relationships and RDE’s broader business development efforts over time, this role is designed to evolve into a full-time leadership position heading the division with your own team.

Property Management Responsibilities

  • Primary point of contact for all residential and commercial tenant communications, requests, and approvals
  • Monitor and respond to emails and calls daily (~1–2 hrs/day); manage larger projects (construction, capital improvements, compliance) as they arise
  • Weekly on-site inspections; coordinate and supervise on-site staff and commercial lobby attendant
  • Oversee compliance with NYC local laws—rent stabilization, LPC requirements, building code—coordinating with legal counsel and consultants as needed
  • Monitor DOB filings, violations, and regulatory matters proactively; stay current on evolving NYC regulations
  • Review COIs, vendor agreements, leases, and contracts with a critical eye—identifying risks, gaps, or inconsistencies before they become issues
  • Report to the building owner and RDE Advisors, Inc.; exercise sound judgment and escalate significant matters appropriately

Bookkeeping & Financial Responsibilities

  • Own the financial organization and integrity of the building—maintain complete, highly organized records for all income and expenses in QuickBooks with precision and consistency
  • Take ownership of monthly reconciliation and financial accuracy; books must always be current, clean, and audit-ready
  • Prepare and generate financial reports for ownership and accountants; ensure all supporting documentation is properly tracked and accessible
  • Manage all interactions with the NYC Department of Finance, including property tax bills, notices, and deadlines—ensuring timely payments and avoiding penalties
  • Track and oversee all payables and receivables, including vendor payments, tenant billing, and operating expenses
  • Coordinate closely with third-party advisors (accountants, attorneys, tax consultants) to ensure alignment across all financial matters
  • Maintain a disciplined system for tracking deadlines, obligations, and filings—nothing should fall through the cracks

Qualifications

Required:

  • Proven NYC property management experience (mixed-use or multifamily) with strong bookkeeping skills
  • Proficiency with QuickBooks and property management software (bookkeeping, reconciliation, reporting)
  • Working knowledge of NYC rent-stabilization laws, local compliance requirements, and housing regulations
  • Comfortable with NYC Department of Finance and managing tax bill deadlines; able to review COIs, leases, and contracts critically
  • Exceptionally organized, responsive, and proactive—a self-starter who anticipates issues before they become problems
  • Extremely detail-oriented with strong follow-through—able to manage multiple moving pieces without letting anything slip
  • Available for weekly building visits and emergency response on short notice

Strongly Preferred:

  • Experience with LPC-designated / landmarked properties; familiarity with DOB filings and construction oversight
  • Prior experience supervising on-site building staff; entrepreneurial mindset with interest in growing a PM portfolio

Engagement Details

  • Structure: Independent contractor (1099)
  • Daily Commitment: ~1–2 hours/day typical; heavier during occasional projects
  • On-Site: Weekly inspection + emergency availability; building in Chelsea, Manhattan
  • Compensation: Monthly retainer commensurate with experience and level of responsibility, with additional compensation as the portfolio grows
  • Growth Path: Evolve into full-time division leader as portfolio expands—multiple buildings, your own team
