POSITION OVERVIEW

Plan North is seeking an experienced Project Manager / Owner’s Representative / Development Manager to lead multiple projects across our growing portfolio in Denver, Aspen, and Colorado’s mountain communities.


This person will represent ownership, manage project teams, lead communication, oversee budgets and schedules, and drive successful execution from concept through completion. The ideal candidate understands both design, construction and development and can move comfortably between jobsite conversations, design coordination, owner meetings, board presentations, contractor negotiations, and financial reporting.


This is a client-facing leadership role requiring technical knowledge, strong judgment, clear communication, and the ability to create order in complex project environments.

This role serves a range of ownership groups who rely on Plan North as their trusted advocate:


Private Owners

High-end residential clients, family offices, and private asset owners who need discretion, trust, design sensitivity, budget control, and direct accountability.


Developers

Clients who need help with feasibility, consultant coordination, entitlement strategy, preconstruction, procurement, budget management, schedule control, and execution.


HOA Boards and Communities

Boards managing capital projects, exterior renovations, building systems, amenity upgrades, phased occupied work, reserve-driven improvements, and high-stakes stakeholder communication.


Hospitality and Resort Clients

Operators and owners executing renovations, repositioning, capital upgrades, and occupied-property work where guest experience, phasing, budget, and schedule all matter.


CORE RESPONSIBILITIES


Owner Representation

• Serve as the primary day-to-day representative for ownership

• Protect owner interests related to scope, budget, schedule, quality, risk, and long-term value

• Interface directly with private owners, developers, HOA boards, executives, operators, consultants, and contractors

• Lead clear and consistent communication with all project stakeholders

• Prepare and present project updates, budgets, schedules, risk items, and decision logs


Development and Preconstruction

• Support early project planning, feasibility, due diligence, and budgeting

• Assist with project strategy, consultant selection, and procurement planning

• Manage RFP processes for architects, engineers, contractors, and specialty consultants

• Review and negotiate contracts with project team members

• Coordinate design teams through schematic design, design development, construction documents, permitting, and bidding

• Review drawings for completeness, constructability, coordination, value, and alignment with owner objectives

• Lead value engineering and scope refinement without compromising the project’s core intent


Construction Management

• Manage general contractors, consultants, vendors, and specialty scopes during construction

• Lead OAC meetings and project coordination meetings

• Review schedules, lookaheads, submittal logs, RFIs, change orders, pay applications, and project reports

• Monitor project progress through regular site walks

• Identify schedule, quality, budget, and coordination issues before they become larger problems

• Manage quality control, punch lists, closeout, warranty documentation, as-builts, and owner turnover


Financial and Risk Management

• Establish, track, and manage project budgets

• Review contractor bids, prepare bid leveling, and make award recommendations

• Manage change orders, contingency tracking, allowances, alternates, and owner decision impacts

• Coordinate with accounting teams on monthly draws and project financial reporting

• Identify, communicate, and mitigate project risks related to cost, schedule, design, contracts, procurement, permitting, and stakeholder decisions


Leadership and Relationships

• Build trust with clients through integrity, judgment, and follow-through

• Maintain strong working relationships with architects, engineers, contractors, consultants, vendors, and jurisdictional authorities

• Lead difficult conversations professionally and directly

• Keep teams aligned, accountable, and moving forward

• Support business development through strong client service, market relationships, and repeat-client performance


QUALIFICATIONS

• 10+ years of experience in construction management, owner’s representation, development management, or related project leadership

• Experience with a general contractor, developer, owner’s representative, construction management firm, or design/construction leadership role

• Strong understanding of construction management best practices

• Ability to manage multiple concurrent projects

• Experience with budgets, schedules, contracts, procurement, change management, pay applications,

closeout, and reporting

• Ability to read and understand drawings, specifications, schedules, contracts, and project financials

• Strong knowledge of design coordination, constructability, permitting, and jurisdictional processes

• Excellent written and verbal communication skills

• Strong leadership presence with owners, boards, design/consultants, contractors, and executives

• Ability to make decisions, manage ambiguity, solve problems, and keep projects moving

• Hospitality, resort, HOA, luxury residential, multifamily, or mountain-market experience preferred

• Proficiency with Microsoft Office, Microsoft Project, and project management software

• Ability to travel to project sites as required
